How is Occupancy taxes calculated and what is "Pass Through Tot" in payout history?

My listing is in North Vancouver, BC, Canada.

 

As far as I know, we should be collecting 5% GST, 8% PST, and 3% MRDT for every booking.

 

However, on the payout record provided by Airbnb, I found that the "Occupancy taxes" are roughly about 13% of the total earnings, and not exactly 13%, sometimes 12.7%, sometimes 13.8%. So my first question is, how exactly is the "Occupancy taxes" calculated? Is it supposed to be 16% instead of 13%?

 

In the payout record, for each booking there's a "Pass Through Tot" which is roughly 5% of total earnings. Is this supposed to be GST alone, which I should remit to CRA directly? If so, how about PST and MRDT? Should I just file a nil return every year?

 

I searched the whole internet and found out there are a lot of people having similar issues, but my questions are more specifically for BC hosts.
