5 bed house in Croydon

Hi I'm new to hosting... 

Not show how best to advertise my 5 bed property to maximise profit... & ideally live out.

I was thinking 2 seperate ads... 1 ad for 3 bed and the other ad for 2 bed.

This would mean 2 seperate families sharing the house at the same time.

Any suggestions would be welcome

You can set it up as a five bed property charging an extra per guest charge after the first guest .

 

or you can let the rooms individually as five separate listings. If you do this you would need to organise regular cleaning of communal areas. 

 

Dont forget there's a 90 day limit in London.

For ideas it would be helpful to know the layout of the house.  If you are proposing two groups share a house, I think that needs to review all possible situations of strangers suddenly being roommates in groups.

I would not try to have multiple families book at once. You will be able to charge a premium if you have a 5 bedroom house! Yes there will be a smaller audience but the price you can book for should even that out. Families will not generally feel safe sharing another space with strangers, especially if there are children. Try finding some other ways to make your place stand out. Maybe it’s especially great for kids and you have 2-3 of the rooms decked out in fun kid stuff, bunk beds, tents, climbing wall etc. or if the property has space for outdoor events you can advertise as a small venue for weddings, family reunions, etc.

 

learn about your market. Who comes to visit there? Who is your target audience? And then design and market your space with that in mind.
