Hey all! Ive just added a cedar hot tub and am wondering the best way to address/offer this feature to guests who are already booked. Advice? Obviously its an increase in price. Can be a choice to add to their stay but would be a bit of a pain. What do yall think??
Hope you have insurance? And have taken into account the cost of heating one.
@Katrina393 Our policy over the years has been to advise our guests of a new or improved amenity, but NOT to charge already booked guests for the addition, no matter what the fee/cost would be going forward.
Unless you intend or are able to secure the hot tub (lock the lid down) and only offer it as an amenity to guests who pay an additional fee for the lockbox code should you, IMO, ask your already booked guests if they want to pay for this new amenity.

Something to possibly consider? If eating the cost for some who booked before your install could be a positive marketing tool? Surprise free unexpectant hot tub = excellent reviews, possible 2nd booking and the Airbnb Guest telling everyone about your great space because the hot tub is a positive experience.
Personally, I would never consider asking the incoming confirmed guests to chose between paying for the new feature or find another place - that's definitely a 'no-go' for hosts.
As @Lorna170 and @Marie8425 have already said you could:
- market it as a surprise complimentary surprise for nice reviews (preferred option by me), or
- delay the installation, or
- install it and inform the guests that this new feature is available for the future reservations, but if they want to use it, it will add an 'x' amount to the reservation (you know already an approx fee).
