Hello,

I’m completely new to this field—I just started a month ago and have already accepted two bookings, one for 35 nights and another for 85 nights.

My main concern is what kind of services or amenities I should provide ( like bath tissue , paper towel , body wash, shampoo , conditioner ,dish soap and hand soap also detergent )for mid- to long-term stays (1-3 months or even up to 5 months) to keep costs low while ensuring good reviews and working toward becoming a Super host. also should i mention in my listing ? 

Currently, I’m not charging very high rates. For mid- or long-term stays, what’s a reasonable rate to charge while remaining competitive?

I’d appreciate any advice or tips from experienced hosts! Thank you!

For mid- to long-term stays, it's important to strike a balance between providing comfort and managing costs. Offering essentials like an initial supply of bath tissue, paper towels, body wash, shampoo, conditioner, hand soap, dish soap, and laundry detergent is a great start. Make it clear in your listing that these are starter supplies and that guests will need to restock for longer stays. Guests also appreciate having cleaning supplies available to maintain the space themselves during their stay.

 

High-speed Wi-Fi is a must, especially for remote workers. Consider offering a comfortable workspace or desk if possible, as this adds significant value for long-term stays. Providing a washer and dryer or access to laundry facilities is a huge plus, and listing this amenity will make your property more attractive.

 

When it comes to rates, research comparable listings in your area offering long-term stays. Competitive pricing is crucial, especially since you mentioned you’re not charging very high rates. Offering discounts for stays over 30 days is common practice, as it can help attract long-term bookings while ensuring your property remains occupied.

 

In your listing, clearly outline what is included and any policies related to long-term stays. This transparency helps manage guest expectations and ensures positive reviews. Mentioning details like available amenities, supplies provided, and housekeeping expectations will set you apart as a thoughtful and organized host.

Mentioning the amenities in your listing description is a great idea, group amenities by category using bullet points or headings.  

 Mention extras like extra linens, cleaning supplies, and workspace, which cater specifically to mid-stay guests

 

 Extra linens and pillowcases for longer stays

Ample supply of towels (bath, hand, and face)

  Starter toiletries like shampoo, conditioner, body wash, hand soap, and toilet paper

Hairdryer

  Dish soap, sponge, and kitchen towels.

Basic pantry items salt, pepper, sugar, and cooking oil

 High-speed Wi-Fi

TV with streaming services or access to local channels.

Washer and dryer

Cleaning supplies broom, dustpan, trash bags, mop, and vacuum

Congratulations.  i do mostly mid term contract employees.  Some have private bath and others share.  For ne, I just suppl.  Cost of toilet paper is mot a big expense and from years of doing this by having  storage closet available I remove the emergency toilet paper calls.  lol  I also like to be in control of soaps used in my clothes and dish washer, so I provide to not allow abuse of appliances.

I just have Costco bathing supplies up to then if they use.  This has worked for me it adds maybe $1 a night and less stress.  My Guests often return next work schedule because they like all inclusive.

On the other side Airbnb has a lot of articles pertaining to accepting longer than 28 days rental.  Make sure to read because you don's have an 85 day lease.  Make your correct business plan for me I do the 28 days and then extensions.  That covers me also

It appears that you are renting rooms in an apartment you don't live  Doable.  My experience doing that I suggest documenting what should be common sense but unfortunate not always..

Don't cook between set hours.

Don't use common spaces like living room during certain hours

No guests

No animals

No smoking or vaping

If the refrigerator is shared.  You have two rooms I would set at 1 shelf each.

if the laundry room is shared usually again I discourage midnight washing.  I emphasized shared area.  I don't want to deal with counting loads just recognize other's need also,
