Any advice for my Airbnb??

Hi I joined recently and I was hoping that someone would give some advice for my Airbnb #Goldenearsstay and I would love it if someone had some advice 😊

I took a quick look at your listing and it seems to me that you could improve your photos, here are some tips on how to best photograph your home:

specifically the 4.5 star rating and the price jumps just doing 5 people.  For me a 4.5 rating and over 200 per night for my group of 5 is a high risk.

4.5 will effect Airbnb search ranking.  That negative review really hurt, you have to focus om repair.

check your market, discount your place best you can and not lose money.

i figure how much i can discount and split it .  lower price then Airbnb custom promotions.  if you can discount 20% on those promotions then Airbnb does some free promoting including email marketing..

turn on instabook that also gives you an Airbnb search plus.    When I use, I turn on for a week or two and change my notification days and minimum days to help prevent scammers.

4.8 overall rating is what you need to shoot for that is Airbnb minimum.

Hey..thanks for the advice..I don't know y that guest gave me that review I offered for help him and he settled and when called he said all is fine in the late evening he called and said some thing on the bed like a hair strand..after  6 hours I offered hto change the sheets and he did not  know how to operate the shower lever then he complained about hot water..

 

Over all hosting this is the only bad review
