It may be different here in OZ as we still have a lot of free to air channels (but you need an external antenna for that). I would focus on having reliable, high speed unlimited internet and a smart TV that allows apps to be added. Here we have had a national cable rollout so most homes are getting min 50Mbps.
Dont pay for subscription streaming services for guests, just let them know they can use their own login or try a free trial one. That way they can use whatever streaming services they like and as they are logging on as themselves their account has all their saved choices/current viewing. At the end of their stay make sure you sign them out if they forget.
This also applies to those working from home. Just make sure you have a clear rule on download material and limits.

I took your advice, got Verizon wireless internet service, purchased smart TV and they have tons of free channels.
