I have a 16 bedroom guest house and will be self check in. how do I list it?

You need to create a listing for each room (use duplicate function after you created one) and/or for a combination of rooms if you want attract larger groups.

Check-in options can be set in the listing.

but how do I list is as boutique hotel?

You offer rooms in a boutique hotel.

" boutique hotel" is an option you can choose when selecting the "property type" in a listing.

Please note Airbnb will perform checks:

"A Boutique Hotel on Airbnb should be a licensed hospitality business and will go through review to make sure it meets our criteria. This helps listings appear in the right searches and lets guests know what to expect."

@Casa823  You can't rent out separate rooms from one listing. As Emiel said, each room requires its own listing. Then you just title each one XX(name of hotel) Boutique Hotel Room #1, XX Boutique Hotel Room #2, and so on.  Or give each room a name rather than numbers.

If every room looks exactly the same, you can just duplicate the photos. If there is variation in the rooms, which I imagine there is (different window and door placements, for example) then you need a photo of each room which corresponds to the listing, plus photos of common areas guests share.
