I started hosting in november 2025. Short term rental is in Puerto Rico's southwest region. The house is a 1985 build with some improvements. Feedback on Space, decorations. Thank you!

Older homes can actually stand out really well on Airbnb when they feel intentional, welcoming, and full of character rather than simply “updated.” Guests usually care less about the build year and more about how the space makes them feel through lighting, layout, decor, comfort, and overall atmosphere.
For markets like Puerto Rico especially, many travelers are looking for warmth, relaxation, local charm, and memorable experiences rather than a completely modern luxury look. Sometimes small touches in styling, color consistency, outdoor ambiance, and photo presentation can make a property feel much more premium without major renovations.

The living room pics are too many. I saw one duplicate pic too.
The laptop workspace table could’ve been longer. I’ve something similar in my listings, and a few guests have mentioned the same.

Neatly presented pics of both bedrooms - could cut down a few pics. The bedrooms could have been given starkly different bedspreads to distinguish. Also, captions have been missed out.
The body wash, conditioner and shampoo trio is a great idea which I would want to replicate.
The arrangement of photos could be better. The tourist attractions could have been combined and presented at the end; some property pics also come in between. Captions, although present in some, can be improved. Some duplicate and excessive pics can also be removed.
Overall, you’ve given a 360-deg view of not only the entire property, the amenities and supplies, but also of the nearby tourist attractions. Very well presented listing!! Happy hosting.
Late edit - I also read someone's feedback on tweaking your listing description to - "A Beach vacation in Puerto Rico with my small family." I agree and please think on those lines.

Hi @Brenda-Ivette0 , the property looks warm and the Boquerón location is a strong draw so I'd like to give you a few guest-perspective notes on the space and first impressions:
So first the lead photo. That beach shot is beautiful, but when I'm scrolling listings I assume the first photo shows the actual property. Consider moving it to position 2 or 3, and leading with your best interior angle (the living room wide shot works well). That way guests get excited about the beach without feeling surprised when the property looks different from what they expected.
Another one is your title which could work harder for you. "Sunny Point House Comfort & Homey Vibes 2bd -1 b" the ending gets cut off and "Comfort & Homey Vibes" doesn't help a guest filter. Something like "Sunny Point · Boquerón beach retreat · free parking · sleeps 4" gives the location anchor, the key amenity, and the guest size in one line while giving some room to play around depending on who you're aiming for.
Also, and this one is important for me. Free parking highlighting is one of the strongest trust signals on the listing you can have there, like, I'd mention that in the first sentence of the description, not just in the amenities. If it's genuinely rare in the area, that's a booking reason, not just a perk.
Finally two small points that can help but aren't real deal breakers. One is the "DO NOT ENTER" bedroom description which might create a moment of hesitation for guests. Something like "one bedroom is reserved as private storage and is not part of the guest area" says the same thing without the alarm so you keep the room safe without making it sound like a crime scene. The other one is the coquí description which is genuinely lovely and a good point given that's probably a unique local charm. That's the kind of personality that makes guests remember a listing so maybe you should consider moving it higher in the description before the utility disclaimers so it sets the tone early.
