Critique my listing, Davenport, FL

Could you all please critique my listing for me and let me know if I need to add or detract anything.  Beef it up?  With Airbnb's why of asking you questions limits your ability to answer.  I am not a fan of their format.  I think they definitely could improve on that especially coming from a programer.

@Andrea6232   Thank you for that advice.  Someone else mentioned that as well.  But for some reason I can't seem to find a way to do that on the platform.

I believe you have to put your photos in Airbnb Room Folders to get the caption option.

Another suggestion telling about area is a big plus to an ad, but balance by also telling a potential Guest about what you are offering your rental.

Switch your cover photo up your property is beautiful I think the potential vacationer Guest might be more enticed with pool or deck pictures.

A couple thoughts @Byron177  (and I'm being critical because you asked lol)

 

1. The art over the couch isn't centered. I'm also not sure how it ties to the rest of the house's decor - it looks british? That's gonna drive some people nuts. 

 

2. I'd bump the master bedroom photos before the kids bedrooms. 

 

3. Both twin bedrooms appears to have a bed on top of the closets. Is the closet easily accessible? It looks like I'd have to stand on a bed to open it, or at least shimmy. I dont wanna immediately think "cramped". Check that experience and make sure furniture placement works. 

 

4. Wall clings are a love it or hate it choice. I get leaning into Disney (Florida here as well), but this definitely makes these young kids rooms - you may be missing  your target audience of families with teens coming for universal because they wont be as excited about mickey rooms. I'd say swap the clings for art - framed movie posters, sketches of characters, park photography... something. Mickey is the better of the two, however. Bonus note: that hot pink night stand definitely stands out. I'm not sure why it's pink or how it ties with the rest of the room, though. 

 

5. The foyer and hallway shots aren't really selling anything other than perhaps how bedrooms are laid out. From these, I'd say consider ways to make the foyer feel more welcoming - maybe a nice pretty neutral piece of art. A small hall tree or table to drop keys. Something. I like that it's clean and minimal, but it's also just a long halfway. Also. Some on here will come with pitchforks and torches over that plug in. Make sure it's a very light scent at most. 

 

6. I'd cut the back yard shots honestly. Theyre not really selling anything. At the least get the trash can on the pad lol. Can you put a small screen infront of it (patio side)? How about plants where the bare grass is? 

 

7. As others said, check your photo order and tagging. Some are a little out of place. Not a deal killer but details help. 

 

It looks like a nice place otherwise and the facility shots really help sell the resort-like feel. If I had kids, I'd consider it.
