@Eleni219 You really need to change your flexible check in time. As it stands you may have a guest expecting to check in before the previous guest checks out unless you don't do same day changeovers.
@Eleni219 You also should have a min 2 or even better 3 night stay. As it is you may well encourage a party crowd to book and find your place gets trashed.
Also, adding to the above, I fear you are targeting too many guests. A listing for 12 guests but a dining table for 6 looks wrong to me. 4 bedrooms supports 8 guests well and will accommodate 2 typical families.

@Eleni219 Your places are lovely, but you are trying to cram way too many people into them. You have a gorgeous high end modern home, then you list 4 single beds in the living room and talk about extra mattresses, as if you are running a hostel. 4 bedrooms, 8 guests is what you should cut it down to.
In your second listing, again you have it listed for 12 guests, in a 3 bedroom, 2 bathroom home, cramming 2 double beds in a space that leaves no room on either side of the beds or between them, certainly no room for bedside tables and lamps, which you don't have and need, and which guests would have to crawl into from the bottom. That place should be listed for 6 guests, 8 max.
@Eleni219 Sarah is absolutely right - no matter how nice the amenities are, guests will not remember their experience as luxurious if there were too many of them crowded into a space that seems suitable for 6-8. When you're angling for those high-end rates, it's crucial to make sure every person in a group is getting optimal conditions. For starters, that means nobody is sleeping in the living room, and nobody is moving furniture around to get everyone together at the dining table. Several of your captions say "extra beds could be added," which is just a disaster waiting to happen.
People browsing the listings usually see the photos before they read the descriptions, and it's really off-putting when the images are out of focus and shot at bizarre angles. A luxury listing is best served by quality professional photos, but if that's not an option for you, there are ways to up your game with the camera at hand: https://www.igms.com/airbnb-photos/
I also see a bunch of art prints just kind of sitting on the floor propped up against the wall, which makes the place look like you're in the middle of moving house. Those should be either mounted on the walls or removed. Overall, I'd suggest dialing down the emphasis on the designer brand names of your furnishings (which nobody really cares about), and instead communicating luxury through attention to detail and anticipation of guests' needs.
@Anonymous Thanks so much for the tips and the time you took to send me your critique. The extra folding beds are for young children who either want to sleep with their parents or all together like a sleepover 😅 - I often host large families and they ask for them. There are two living rooms, the second is more of a playroom downstairs. The house is very big has 3 dining tables and none was ever cramped. Yes I'm thinking of getting professional photography soon, the article you sent me is great thank you
@Eleni219 , you list that you speak 39 languages. If that's not the case, best just mention the ones that you are proficient in.
And I agree, 12 is too many guests for the beds and two bathrooms, but it's up to you.
I love mykonos, and I know people can happily sleep in a more crowded way. I slept on a rooftop myself. Was young, didn't care.

Guests seem to love the place the beds are very comfortable, they like being all together (mainly young friends book the Mykonos house) and they usually suggest fitting more guests in. They like it that we speak their language 🙂 Mykonos is a party island 🏝️ guests barely sleep in any case
