Extended stay rental

I have a customer who is interested in a 3 month rental over the summer. I'm trying to find out if it's advisable to go in and clean or inspect the unit during her stay. Or do I leave them alone? And hope for the best. I definitely will have someone go over and tend to the lawn.But I wasn't sure what I should do about the interior?

Seems an odd request, how many people are coming?  Your max is 6, I think it would not be convient to have 6 calendars able to coordinate a stay only for 3 months?  Everyone has schedules even children.  If the claim is they are moviing to the area STR pricing is a lot higher in extended stay listings which do have leases and security deosies which you won't have.  6 people 90 days, that for me seems like even accidental damages

Alse read the Airbnb about What Airbnb deems a long teerm stay.  Anything over 27 days that is Airbnb Long Term.  Tour Cancellation Policy is changed to Stricy.  Airbnb Airbnb your calendar is blocked the 90 days, the Guest is charged every 27 days.  You receive the first installment paynent.  Airbnb after 27 days attempts to charge the same credit card again.  If they cannot process the second charge, you have to reveiw if the guest has left or do you have squatters?

I insist on all long stays having a regular clean either fortnightly or monthly and build it into my long stay cost .

 

would this stay create tenancy rights in your location?

@Elisa The tenants agreed to allow my housekeeper in every 2 weeks to clean. That way I can keep an eye on the house. I also contacted some of her previous reviewers.  They had verified she stayed extended lengths of time, due to being a traveling worker (contracted per time period). 

But as my 1st extended stay, I'm hoping for the best.
