Hello! - Listing feedback is appreciated

Hello! 😊 I'm a brand new Airbnb host from Bentonville, Arkansas and would appreciate any feedback on my listing: airbnb.com/h/creeksidesurprise. 🌟 I'm passionate about biking 🚴, hiking 🥾, and embracing an active outdoor lifestyle. I enjoy renovating homes :hammer_and_wrench:️ and want to build a portfolio of short-term, mid-term, and long-term rentals. I'm eager to connect, learn, and share experiences with fellow hosts and the community! 🤝🌍

I would clarify in your listing why the garage or 3rd bedroom isn't available...just so people don't think they may be sharing it with someone else.  Also, you have a picture of your washer and dryer, but state there's no dryer.  I would have a dryer for sure.  And finally, the amenities say bathtub, but not shower.  I would think not having a shower would be a downside...although I'm pretty sure you have a bath/shower combo, so just update the description.  I think it's great, but risky, to allow pets.  But that's your choice.  It is also good that you mentioned no fence and to be sure to have their pets leashed.

Hi Susanna, just one thing that I would like to share that I do with my listing is  in additional details we have prepared a detailed short term rental agreement  which helps both Hosts and guests in case if any unwanted situation arises example floods, bush fires and more detailed policies, if any bond you want to put in place et. Check out my listing and house rules for additional details if it helps.

Hello @Susanna486,  nice to meet you all.

In answering regarding your questions,  you have great desires, great ideas and goals in mind.  I we could say, start with one of each first.  And see how it goes.  Location for each is the first and most important thing that you should implement in your plans and visions.

Airbnb has always been my back up source.  But if you are located near Universities or Colleges you can plan on those being your temporary or seasonal housing.

As well as near Hospitals.

Seasonal,  most are on contract. Also near coastal area property, seasonal rentals for Airbnb, and long term when out of season.

If you want long term,  that falls on your permanent rental and not as an Airbnb but passive income rental property.  Which means your properties are always rented.  If competition is low.    I hope this is a good start for you.
