How do you handle the cleaning and management of bed linens and sheets?

Hello everyone 😊

Today, I would love to hear how you handle your bed linens and sheets!

This is an important part of creating a welcoming atmosphere for your guests.

  • Some Hosts choose to manage laundry themselves, making sure to wash linens right after each guest checks out and keeping extra sets handy for quick turnaround.
  • Others prefer to take a step back and use a professional laundry service to make things easier, especially if they have a lot of guests or properties.

What’s your approach? Do you prefer to handle it yourself, or do you like the convenience of outsourcing laundry? 🧺

I would love to hear why you prefer your chosen approach and look forward to reading about your experiences in the comments!

Warm regards 🌻,

Hi @Diana2714 😊,

Thanks for sharing your approach, you are very well organized!

How do you communicate with your caretaker? Especially since you’re managing from a distance.

How often do you wash curtains?

Warm regards 🌻

@Elisa

Hi again Elisa,

My caretaker is very reliable, she was also trained before hand.

Communication is via Messenger (75% Chat, 25% Video Call)

That's it.

We live downstairs and our rental space is the full second floor (with private outside entrance). Being on the premises makes our Hosting sooo much easier !

We do our own cleaning and that includes laundry. If we have a short window between bookings, we change out bedding and use a back up set then do laundry when it's convenient. We have an extra set of bedding for each bedroom (we have three). If we run up against a tight schedule or have extra loads to take care of, we use a local laundromat to get caught up. Of course, I should mention that Hubby and I are both retired so we can visit the laundromat when it's not busy in the morning 🙂 And we take a book to read or just enjoy a nice chat away from house chores while we wait for our laundry to dry.

Another reason to have an extra set (or two ) of bedding: just in case of a stubborn stain or a rip or something that would cause you to panic.. We have retired sheets recently (they were no longer crisp and nice) and cut them into lovely rags for cleaning or painting projects.

We really prefer 100% cotton sheets with a pattern to add to our decor themes. Our favorites have two lines of elastic on the fitted sheets making them easy to put on. Have purchased from Target, Amazon and even Home Depot so do keep an open mind when shopping !

Hi @Cheri354 😊,

Thanks for sharing your routine!

Extra bedding sets sounds like a lifesaver, especially with tight turnovers. I love how you’ve turned old sheets into something useful!😍

Have you ever had guests who were unhappy with the cleanliness of your sheets?

I use to handle the laundry and the cleaning of the properties myself.

Only because I didn't trust anyone to clean the properties as well as I would. I just recently hired cleaners and a property manager. The money I would collect for cleaning I pay the cleaners so I am not loosing any extra cash. They do a great job cleaning the place as well as the linens and sheets.

No-one told me when I started an AirBnB that one of the biggest issues would be laundry!

While I _could wash and dry the sheets and pillowcases, ironing them by hand would take a huge amount of time, whereas a professional laundry service has a machine for that, where they can just be fed through. Fortunately my cleaners drop their child off at school right next to the cleaning service, so they can take a bag of used bedlinen with them every now and then, and bring it back washed and ironed.

Because the cleaning service has a turnover of several days though, I've had to get quite a few bedding sets - enough for the ten-day period this summer when there were new guests every night, all of them using both beds.

The towels are a different matter… 🙂

In my studio my cleaners handle all the laundry. We have 3 sets of sheets and towels so it makes turnover pretty easy.

In my 3 bed listing that is much higher end we use a professional dry cleaning service and again we have at least 3 sets of everything so it makes it much easier to handle.

I never want to be tied to laundry again.

Depende la ocupación hago una combinación de ambas. Tengo stock suficiente para rotar entre estadía y estadía, cuando el recambio es muy frecuente, llevo todo a lavadero industrial que blanquea y plancha.

Sino, prefiero hacerlo yo personalmente.

Hi, it’s done by my cohost as she hires a cleaning company charging 5JD/hour.

Hi!
I have a cleaner that does the laundry and ironing but sometimes when I have time I do it myself. At the moment I just have a 2 bedroom apartment so I think it’s easier to manage but with time, when I get extra  apartments might need to consider a professional laundry service.

I send all linens to a local laundromat where they are professionally washed. Once the cleaning lady finishes cleaning, she delivers the soiled linens to the laundromat. Either she or I pick up the cleaned linens afterward. The laundromat also offers a convenient pick-up and delivery service in case we don't have time to handle it ourselves.

At the begining of each season, wheter winter or summer season we handle all by ourselves. This way all the sheets, towels, etc has to pass through our hands and we can see if any is damaged, has a hole, dirty or has spots. If we find something - we put it away and replace it.
We do that also at the end of the season.
In season we have a high volume of turnovers so we take it either to professional service or laundry service.
However, every time that we can do it by ourselves, when we have little bit more time - we do it ourselves. This way we inspect it again.
We have extra sets for every property and also some reserve. We managed to have everything in the same sizes (towels,  pillows, etc) so if it mixes - it's not a problem. Since we have 2 villas, 2 apartments and 2 city flats (yes, everything x2), it is very convenient to have similar bed linen, similar glasses, pots, etc... We even have 2 same pools so we don't bother about engine rooms and chemicals.
Most of bedlinen is made of that material that you don't have to iron.
Most of bedlinen is in sone color (not white).
Keeping things simple saved us a lot of  time and nerves.
I hope this helps someone.
