Hello everyone, I would like assistance with where to put in the Airbnb property listing, since it is only an adult space. The culture of the BnB is a wellness, retreat-like space with a hot tub, infrared sauna, outdoor shower, and wellness options. I also live in a ski area, so I am finding that families would like to stay without looking at the guest safety area, which says 'Adults only'. The property has four queen beds and eight guests max. The spa space is not gated and there are many features. My main concern is the safety of all guests, especially children, following the property’s current features and layout. How do I write this clearly and where do I put this information? I am wondering if anyone has written something that you could share with me? I contacted Airbnb who suggested writing something in the listing description in bold print.
@Holly855 I put this in my description at the very top- Adults only.
I also put in my house rules and in an automated message that goes out to them immediately after booking. It works out most of the time however a few still don't pay attention and bring the small children anyway ¯\_(ツ)_/¯

This just presented this week. The guest said she never read my description or booking message. She is arriving in days. My issue is that young children can wreak havoc on a place. I told her we can't unring the bell at this late date however I asked that she keep an eye on them and do what she can do to mitigate the noise level. I used ChatGPT to do the writing so it wouldn't come off as abrasive.
We are are a 6 unit building shared walls with mostly retirees we rent to so they don't want to listen to young children being young children. 😁
I just note om the Airbnb pges not suitable for infants or children. I smoke so I don't want an issue.
I will occasionally get a request with a child. I just decline. Not medically safe for a child. If they show up and don't inform you, I would just stand firm "no Children"
I would not recommend using your space to encourage bookings be to focused on discouraging bookings.
We have it in our rules too but will accommodate if the request is written responsibly.
I refused a request a couple of years ago. He ended up filing a discrimination case against us with airbnb, and lost. This was the last thing he wrote to me

@Alessandro2064 Thank you for sharing. I'm so glad you won. It was very stressful, though. I find it strange that people are still enquiring when I tick the no person under the age of 2 - 12 and 0 2 states that the property is adults only. Mind you, the 'adults only' is new in the writing. My limited experience is that people don't read much. I've now taken the 'insta-book' off so I can double check that the person booking knows that the spa space makes the property unsafe for children.
@Joelle43 Yes, although I wanted to accommodate people, drawing a line in the sand has been so much easier.
I would suggest though rather the saying "Adults Only", turn the focus "Not safe for children" no gates so you are protecting their child. Makes it harder to say discrimination. Yes, I have gotten the one or two parents that say it is okay if you smoke. Sorry as a business I can not legally allow you to permit me to risk your child, They go away after that because what can they say?
