How to list a duplex whole house vs. individual sides

Hey all, 

I have a two family near a beach of mine. We've been using a PM for years (Now leaving the PM as their policies have drastically changed) and we have two scenarios for short-term rentals:

1. A family rents the entire house 

2. Two separate families book the sides independently of each other. 

Is there a special way to combine the listing as either renting 1 or the other side or the whole house? Would it be better to list both sides separately and then the entire house separately?
