I am super curious for airbnb hosters

Have you ever done any small renovations in your Airbnb — like updating the bathroom, replacing cabinets, or doing some custom millwork?

I'm super curious: What kind of upgrades made the biggest difference for your guests? Was it worth the time and investment?

Hi @TianYu9 I've done all sorts of upgrades, large and small. I bought my current listing in 2020, and it was run-down and filthy after being let to long-let tenants for years. I knew I wanted to do a complete refurb, but obviously couldn't do it during the pandemic, so instead I first did a very deep clean. It's a tiny house but it took two of us three days.

 

I kept some of the furniture there (I bought it furnished because there were still tenants living there initially). I got rid of the ugliest furniture, and got second-hand stuff from Freecycle and charity shops and borrowed some things from friends, like pictures for the walls. And I recarpeted the upstairs with the cheapest carpet I could find - the carpet there was too old and dirty to be worth cleaning.

 

So, I did all this on a tiny budget, then listed it here. It wasn't a 'luxury' listing, but it was super clean, tidy, fresh and cosy, in a great location, and I immediately got bookings.

 

Then, in 2022, I did a complete renovation, costing tens of thousands. Yes, I can now charge more, and I think the guests are overall 'happier' and more delighted to stay there, but I was getting 5* ratings either way. The main thing, as I said, is that the listing is super clean, tidy, fresh and cosy, but equally important is the service side - to provide a seamless check-in, and make sure everything is in working order, respond to messages ASAP, etc. 

As to your question, was it worth it? I'd say the first quick refresh on a tiny budget was definitely worth it. The major refurb was worth it in a different way - I won't get the actual spend back just from Airbnb income, but it's an investment in the property itself for when I eventually sell. Its value has increased by more than I spent already (I also had to do it because of a complicated tax situation).

Obviously depends on the state of your property  and who you see as your target market - updating a bathroom is hardly a small renovation 😀

 

As someone who's not a host - what makes you 'super curious' ?

The Reviews of Previous Guest are very helpful in getting future guest.  Updating should be done if required  or some suggestions from Guest.  Most important is Maintaining the standard and amenities already available.  Certain Updating required like New Mattresses after few years, Painting,  New Referigerator or Microwave Oven etc. Where is your Property and What suggestions you got from Guests.

This all depends on your price point and the kind of guests you want to attract.  You'll probably never be able to tell if "it was worth it".  We re-did our kitchen last year and have the highest occupancy rate ever, but our occupancy could be from other factors (competitors dropping out, finally got enough reviews,  better at pricing and setting minimum stays, etc.)

 

Keep in mind that you can't always wait until you get complaints.  It takes time to plan and to do anything big like flooring, bathrooms, or kitchens.  I redid our kitchen last fall and I started planning in early 2023.  We didn't have complaints, but I knew that it would take the better part of two years from the time we decided to redo the kitchen, and I did not want two years of bad reviews for a kitchen that was showing its age.

 

IMO, the key is to be consistent throughout your property on quality and to keep the quality in line with your price range.  Getting a gorgeous new bathroom if the furniture in the rest of the unit is old and beat up won't necessarily get you more guests or a higher price.

@TianYu9 And this is after the 2022 refurb. I knocked through to a tiny second bedroom to enlarge the primary bedroom and create an ensuite toilet and basin.

Hi @Bhumika I love the mirrors too, they were a steal from a local auction house (nobody else bid!), faux Rococo and actually hand-carved wood, but vintage not antique. Originally had gold frames but I had them painted to match the walls.

Hi Tian, in my experience it's 100% worth it! Even a small revamp (just switching some decor or adding a cozy spot you didn't have before can absolutely impact your bookings and your guests overall experience!
