Hi @Nguyen153 ๐๐ฝ
When communicating house rules to your guests, it's beneficial to use a friendly and positive tone. This approach tends to make guests feel more welcome and increases the chances of them adhering to your guidelines. Consider the difference between the original and revised versions:
Original:
1. We can accommodate maximum 6 guests. The 6th guest has to sleep on an air mattress/sofa bed in the living room.
2. Do not use the Shed. Itโs storing garden equipment.
3. Help us keep the place clean like your home. Much appreciated.
4. DO NOT USE any federally prohibited drugs, including marijuana. If found, your stay will be terminated, and a police report filed. We are firm on this.
5. DO NOT SMOKE on the property. If any evidence is found, a $500 fee will be imposed for cleaning. Smoking outside the propertyโs fence is allowed.
6. No parties. If you leave a mess, a $300 deep cleaning fee will be charged.
Revised:
1. We can comfortably host up to 6 guests. The 6th guest might cozy up on a sofa bed or air mattress in the living room.
2. Kindly refrain from using the shed; it's where we store our garden tools.
3. We'd love if you could help maintain the cleanliness of the place, just as you would at home. Thank you!
4. For everyone's safety and peace of mind, please avoid using federally prohibited substances, including marijuana, while you're here.
5. We aim to keep the property smoke-free. If there's evidence of smoking after your stay, there might be a $500 fee for thorough cleaning. Beyond our fence, we have no restrictions.
6. We value a family-friendly atmosphere, so we kindly ask that you refrain from hosting parties. If there's an extra mess after your stay, there might be a $300 deep-cleaning fee.
Using a friendly tone and explaining the reasons behind certain rules can help your guests understand and appreciate your perspective.
@Nguyen153 Iโm just starting my B&B as well,,,, but I was educated , hospitality industry.
I my self think of travel, and the things that make my trips enjoyable.
take a small road trip, and pull into a hotel, of your choice, as you enter room, take notes and observe, note the little things you would like but room doesnโt have. then do the same thing when you travel back to your B&B, think of it as entering a hotel room, and implement small corrections, remember the travel timeโ๏ธ
this is your word of mouth, and return customers.
@Holland6 So true! I actually slept one night in each of my rooms to assess the comfort of the bed, and whether the curtains did actually block out light as they were supposed to do.

Hello @Nguyen153 , I just came across your post and noticed some fantastic advice from our hosts (Thank you so much @Bea2137 , @Jennifer3995 , and @Holland6 ).Have you had a chance to take a look? It could be worth reviewing the house rules, and it could also be a great exercise to spend a night as a guest in your listing and pay attention to the little details.
On a side note, how is the heat wave going in Seattle? Hopefully, it's not as warm as it is in British Columbia. We are reaching 34 degrees Celsius today.
Keep us posted.
Always welcome ๐ฅฐ
