Okay each of you listings is a bedroom within a home.

Some bedrooms are private with a private bath.

Other rooms are shared bedrooms and shared bathrooms.

Shared rooms you have to have a listing for each bed.  The way you are set up currently I am renting a few bunk beds for myself even if only me. Airbnb cannot accept multiple different reservations on 1 listing.  A bathroom is only private if the guest can control who has access.

I would suggest detailing House Rules especially so many strangers sharing space things that seem common sense aren't always to everyone.  Gives normal Guests a positive sense.  Quiet hours, average amount of time in bathroom.  I find just saying average usually prevents the guest who wants to color their hair in the bathroom. lol

If I rent one bed in the bunk bed room where do I keep the suitcase with my stuff?

Excellent changes but try to be a little more focused on one at a time so easier.

Okay offering 1 bed in a shared room. 6 beds available, treat similar to I have six rooms for rent all the same Bed 1, Bed 2 and so on so people don't needless worry.

The amenities have to be consistent among your listings sometimes a lock, a smoke detector and hot water next listing no.

Just because common sense isn't always common consistently set a limit on check in time ,I use the average use time for bathroom (I try to avoid the hair dyers haha) put time controls on using the desk space right next to a bed

12 minutes from beach and beach front don't mean the same thing.

Show more then beds, outdoor furniture, outdoor shower, luggage storage and clothes storage people want to see 

Your descriptions are forming.  This type of listing also people will want to know about eating and since a more discount traveler if public transportation or walking distance activities, near a business that hires temporary employees?

I would suggest just from years experience and sometimes being caught off guard by what people think of for a room that might house 6 strangers for the night since you are there don't do self check in for a shared bedroom.

Maybe a possible idea i was watching a news story about a kid’s camp.  What caught my eye was footlocker trunks standard because you have a lot of people sharing a sleeping space and no dressers.  Is there an area where you could provide a footlocker per bed?  They have latches that you could use with a combination lock.

I am not sure what is your question?  I look currently and you have 12 new listings?  All are different?  A Host overall review rating in the 3s which your rating is,is a very strong negative that will cause effects regardless of listing being "New".
