Hi! I’d really appreciate your advice on how I can improve my listing to stay competitive and attract more bookings.
From your experience, what do you think I should improve the most—especially in terms of photos, presentation, or overall guest experience?
Also, are there any specific amenities you would recommend adding that make a big difference for guests (for example, for comfort, convenience, or longer stays)?

Several observation that you assist your site development and in particular moving from potential guests looking to booking.
1. Pic: you only have 8 pics to represent your place. Many potential guest like to get a visual picture of what they may be booking.. I would suggest 15-20 is about right. These should include what is IN you place and also what is AROUND your place.. your community.
2. Do you have the best lead photo? the wall heat pumps and many apartments in the pic may not deliver the most inviting pic.
3. Why book this location? - I would suggest that you need to "talk up" your community to help potential guests decide that your area is where they want to book.. pics will help, but also describe what is around you and how far away.. you have done this with the supermarket, but what about recreation places? Your lowest rated components the "location"... your need to counter this somehow.
4. Your rooms look "cold" in that apart from 2 small paintings, your walls are quite bare, as is the floor coverings.. maybe a mat/ rug would help? Maybe also some flowers on the bench/ table to provide a "warmer" feeling?
5. What is the profile of your target guest? Family? Business person? romantic couple? If you see the likely guest, you may adjust your wording in the descriptions to better target their needs... is a work desk / chair important for a family? Is the TV in the right room?
6. Have you done a recent comparison of your rates per night with the local "competition"? If they change and you don't, you will get overlooked by the price conscious guest.

You’ve made several great points. I agree that increasing the number of photos and better showcasing both the apartment and the surrounding area will help guests get a clearer picture. I’ll also review my lead photo to make sure it feels more inviting.
Your suggestion about highlighting the neighborhood and improving how I present the location is especially helpful — I’ll work on strengthening that in both photos and description.
I also appreciate the advice on making the space feel warmer; adding small touches like rugs and decor is something I will definitely consider.
Regarding target guests and pricing, I will review my listing strategy to better align with the right audience and stay competitive in the market.
