Just getting started with unique Experiential stays in Upstate NY

Hi everyone,

 

We're in the early planning stages of developing a small eco retreat and micro resort in Upstate New York, in a beautiful wooded area that receives spectacular snowfall in the winter. Our plan includes building 3–6 unique dome and arch-style structures (ranging from 120 to 350 sq ft) designed to foster a peaceful, off-grid experience immersed in nature.

 

We already have a wood-fired sauna and cold plunge in place, and we’re considering adding additional wellness-focused amenities like a sound bed and select biohacking tools. The overall vision is to offer guests a space to unplug from devices, reconnect with nature, and experience deep rest and restoration.

 

For those of you operating similar spaces especially in colder or snowy regions:

What amenities or features have offered the best return on investment, whether in guest satisfaction, repeat bookings, or reviews?

And what key advice would you offer to someone just getting started?

During one of our winter stays in northern part of Norway, hot tub was by far the most popular feature.Top-selling point of that rental place. Especially after a day out in the snow or northern lights chasing.

 

Your wood-fired sauna is bound to become a standout feature likely your top-rated amenity. Guests love unique, relaxing experiences, especially after a day of exploring or during colder seasons. It not only adds a cozy, luxurious touch to your property but can also increase your listing’s appeal, drive more bookings, and even justify higher nightly rates. Make sure to highlight it well in your photos and description!
