Looking for Advice on Themed Unique Stays!

I’m in the process of creating some unique themed stays and would love to hear from others who have experience in this space!

 

I’m currently working on:

- A historic 1895 Queen Anne Mansion – A timeless, elegant escape with rich history and architectural charm.

- A coastal surfer & Barbie-themed house – Complete with a pool and lakeside access for a fun, vibrant getaway.

 

For those of you who have successfully differentiated with themed stays, what has worked best for you? How have themed properties performed compared to traditional listings?

 

Would love to hear any tips on décor, marketing, and guest experience enhancements! Thanks in advance for sharing your insights!

My day job is in marketing and PR if you want to do themed properties (I wouldn't) I would do your market research to understand what type and how many guests would like to stay in them.

 

Quirky properties such as caves, treehouses, boats etc do well . A Barbie themed propertiy would probably put more off then it would attract.

 

what market research did you do before deciding on your themes @Eileen444  have you looked at likely demand a supply and STR regulations for your area and type of property- many markets are oversaturated.

 

historical houses tend to do well if you design them with your target guest in mind.
