Hello,
I have been hosting an Airbnb in New York City for over 10 years. There is a lot of new construction being built in my neighborhood. Unfortunately, there is large building being constructed directly next door to mine. I am worried about how this will ultimately affect my quiet residential block. Especially, right now, I am concerned about the noise disturbance that may be ongoing for close to a year! What language should I use in my listing to be transparent with potential guests. Also, will I need to reduce my prices because of this disturbance. Any advice is appreciated.

I would suggest
1. Contact your existing bookings - be clear about likely disturbance noise , what hours /days . Dust and other air quality issues .
Offer a discount and ear plugs if they want to stay and a refund if they don't.
2. set out the same in your listing in terms of potential for disturbance up front and in things to note . I would also confirm this when you confirm the booking . You may want to give a discount to encourage bookings

Excellent advice @Helen3 . I came to say the same. The most important being to notify the guest immediatley after booking as most do not read the listing so you more or less have to beat them over the head with the information.

Have you had a chance to check out Helen and Karen's suggestions? It might also be worth looking at listings near you, to see if they have added any mention of this or adjusted prices too. It could give you more ideas. 🙂
