New to hosting

Hi,  

I am a new host and have my first guests arriving in a few weeks whilst I am away.  I have installed a fire alarm and 2 x Co2 alarms.  The electrics have been checked and I have a certificate.  I just wondered if I need to get a gas safety certificate.

Also, what do other hosts do with their personal affects eg clothing etc.  Do you pack it all away?  And your good plates and dishes - do you pack all those sort of things away and get a set from Ikea etc.  Any hints and tips would be grateful.

1. Gas safety checks

To ensure your tenants’ safety, all gas appliances and flues need to undergo an annual gas safety check – which should always be carried out by a suitably qualified Gas Safe registered engineer. Once this has been done, you'll be given a Landlord Gas Safety Record (LGSR) with details of all the checks that were carried out.

 

You can arrange for a gas safety check to be carried out any time from 10-12 months after the last completed check, without affecting the original expected expiry date. If it’s less than 10 months or more than 12 months after the last check, you’ll end up with a new deadline date 12 months from the most recent check . If you are unsure about your LGSR please contact Gas Safe Register to discuss your individual case.

 

Appliances owned by your tenants aren’t your direct responsibility - although it’s still up to you to ensure the safety of any connecting flues, unless they’re solely connected to the tenants’ appliance.

@Rachel2304  we can't see your listing (this used to be a feature and they recently took it away) so we can't offer much advice. 

 

I assume you are renting out your home while you go away? 

 

Yes, I would put away anything that isn't precious, and that includes crockery and glassware that you don't want broken. You might want to consider a lockable cupboard for your personal items.

In the UK you cannot  let out a property commercially without having a gas safety check.

 

you also need to clean out your fridge and some freezer space and wardrobe /cupboard space.

 

you will need to have a friend or cohost available locally for any problems with the guest or property while you are aware.

 

as a new host I wouldn't recommend accepting bookings when you know you won't be around to manage your listing .
