Pet residency fee

Airbnb unfortunately does not allow a correct comprehensible pet fee and policy to be posted. It will help if it improves. 

Our minimum stay is 30 days

pet fees are one-time non-refundable

Pets must be approved before guest is accepted

(One) pet fees are different per breed as they have different stress on property

all under 45 lbs $100 and $250 for over 45 lbs

Scary or noises pets are not acceptable

all our policies (pets included) must be followed as better explained in our house rules

Pet fee is not for damages for which guests are responsible for. Pet fee is only for their residency.

What's the problem exactly?  If it's the inability to have separate pet fees based upon animal size, then that inflexibility is no different than the one time cleaning deposit that you charge that remains the same whether a guest stays for one or two months.

You can put in your listing details that you charge separate fees, and the default amount shown in the reservation is for the larger animal.  If the guest has a smaller animal, you can offer to give a refund after checkout if there are no damages or the animal hasn't been unruly.

Big dogs step in poop and walk up the stairs working it into carpet pile. All guests and tenants complain of smell. No cleaning company will take stairs job alone. And even if only one guest has the big dog you cannot prove this was done by that one. And that’s not considered damages. Large dog damages are chewing through your furniture and dog hair in bedding that won’t wash out. 

cats have different habits. Outside their litter box they often have secrete urine corner that leaves a huge stench for very long time. Scratches and snags on your sofa and linen etc

as you see, pet residency fee does not cover pet damages. If you’re in Airbnb business you must be able to structure your pet fees to fit. One size fits all does not work at all.
