I have an inquiry about my place. I already have a 21% discount for over 28 days stay. Potential guest wants to get more discount for the five month stay. Could that be done with a flat Figure discount or is that done by percentage on the site in addition?
also, do I need to still keep a split with the cohost for a five month stay. Would you still have the cohost working on the property during those five months that justifies a split fee?
also I charge for Cleaning per visit and since they will be staying five months, should I still have cleaning done during those five months or only when they leave? Reason being is that they are being charged once for the cleaning fee.
@Celia524 To add to your questions (soz) are you creating a tenancy in your state and, if so, is it really a good idea without a tenancy agreement/security/damage deposit?
A 28% discount is a massive discount I certainly wouldn't be offering more @Celia524 particularly when utilities are likely to be so high over winter.
I add in fortnightly cleaning fees over longer stay bookings .
many hosts would see guests asking for additional discounts, particularly when you're already offering a huge discount as a huge red flag and would decline the booking .
as a realtor I'm sure you've already considered whether this booking would create tenancy rights .
what does your contract say with your cohosts regarding longer stays I can't see how it would be fair to not offer them a commission on this .

Should I maintain housekeeping? My staff will be without work and how can the cohost be of value to a long term stay for best experience or Should there be any need for either cleaners and co-host for that long a term?
We continue cleaning one day each week. We change bed linens, dust, mop, clean bath. Our guests always seem to appreciate it and they usually thank us for doing it for them.

1. Check your contract with your cohost but I can't see why you wouldn't be liable to pay their commission - arguably things are more likely to go wrong with guests on longer stays which they need to manage
2 . What does your listing say regarding housekeeping for longer stays . Ours include a fortnightly cleaning fees in our pricing
