Hi @Sheikh-Sarab0 - What a gorgeous apartment! Your listing and photos are just lovely.

 

I agree adding additional information about Dubai "must-see" and how far your place is form those places and perhaps recommendation on how to get there. I would also add some details about some of the best / most popular spots. Maybe even add some "hidden gems" for your guests.

 

In the body where you list the amenities with check marks, I'd consider removing that list entirely since Airbnb has amenity lists and you're using them. If you offer any amenities that you cannot select (or just want to highlight), I'd definately mention those, but the complete list seems cumbersome to me since I can see that list easily anyway. Visually the lists are tough to read and that space if your chance to tell people about your space, the attractions in the city, and provide other information like whether self check-in available 24/7 and if someone is be available on-site if guests have any issues during check-in / their stay.

 

Absolutely replace “childs” with “children.”

 

And in terms of pricing for couples vs families, that's a tough call in my mind. If you had more than 1 bedroom, I would say absolutely change the pricing for reservations that will need 1 bedroom, as oppiosed to 2+. Since you're offering sofabeds and not multiple beds in multiple bedrooms, I would not change the pricing structure (but you know best about your market and your demographic).

 

Your photos are gorgeous and I would recommend making 2 changes:

1) Reduce the number of pictures from 65 to perhaps 30 or so. For example, you have a picture of a lamp. It's a beautiful, stylish lamp but I'm not clear what information it adds to your listing since you can see it in other photos. Same for the towels on the bed.

 

2) Create a tour.

  1. Start at the outside of the building - give your potential guests a sense of where this place is.
  2. Then show the entrance of the apartment - what do I see when I open the door?
  3. Arrange the rest of the photos in a manner similar to how you would walk through the apartment.
  4. Go from room to room and show just 1 or 2 angles of each room. If you need more that's fine, but make your photos meaningful to your guests (make sure they're really giving your guests a good feel for the place).
  5. I do think it's really nice to have a couple "glamour" shots, like the ones of the meal and sake. For me, the dryer, the bathroom cup and tray, etc. don't add anything and make me feel fatigued as I look through your absolutely gorgeous photos.
  6. Finish with the pool & gym - or use those at the beginning if they're a "must have" for most of your guests when they decide where to book.

As it is now, going back and forth between the inside and the outside is disorienting and makes it hard to me to get a cohesive feel for the place. It also makes it hard for me to show my friends and family any particular photo because I'm unable to "find my place" in the sequence.

 

Nice job! It looks like a truly lovely, stylish and cozy place to stay - with a great view!!

I see you made extensive changes to your description.  For me and probably  most of your potential Guests, I have never been to Duba, it didn't tell me what I want to know about an area in a foreign country that I am excited to enjoy for 7 days.

Pricing to be competir in both markets a couple or small family.  I suggest price for 2 and do an add on for guest 3 and guest 4.  A couple not traveling with family doesn't want to pay the same price for less people.

I would recommend removing the checks in the description and replacing them with bullet points. They are less cluttery and more pleasing to the eye.

Hi @Sheikh-Sarab0 , I just checked your updated Airbnb listing, it looks fantastic! The photos are bright and really highlight the space, and the location near Dubai Mall & Burj Khalifa is a huge plus. I’d suggest adding a few guest-focused highlights in your description, like “4 mins walk to Burj Khalifa” or “ideal for both business & leisure stays,” since this makes it easier for guests to picture themselves enjoying the property.
