In the last couple of years - our Airbnb has been pretty good on bookings. We were booked almost every weekend. Going forward though - it looks like we’ve got almost no o

One thing juts out for me - I would remove the pictures that have snow showing in your Top 5 pictures (I counted 2 I think) to show pictures of the lovely veranda and patio with no snow in those all important top pictures! People are looking forward to longer and sunnier days now😊
If you have problems moving the pictures from your computer, go onto the App and move them from there!

Thanks @Emilie for tagging and Hello to @Evan-and-Shelby0 , I checked out your listing and definitely NOT the problem. You have awesome reviews and great photos - I'd stay there! Obviously you have been successful in the past with the property and I doubt it is anything YOU changed - which means the market did. I did a search for Louisville, Kentucky - and your listing was the first spot, so you are definitely getting exposure and views with the Airbnb algorithm. I did notice you are in the top tier pricing wise. Definitely the most expensive for similar number of bedrooms and fairly equal with larger homes but same number of beds. I've experienced the same phenomena in Austin with significantly increased competition and lowered market prices due to this. Only way I keep getting bookings is run deals - I have a sliding scale of increased discounts for longer stays and additionally ramp up discounts the closer un-booked nights are. That way you can still get the better pricing for forward booking but fill in the gaps by discounting vacancies that are coming up in the next week or two. Hope that helps and good luck with bookings.
Check your competitors calendars. If they’re experiencing a similar lack of bookings, that’s much different than there being a weakness in your listing.
If your competitors are experiencing similar downturns, you’ve got to find ways to have guests find you first.
if you’re listing is uniquely being overlooked, then study your best competitors listings to find out what makes them stand out above your listing. Then, do what they do and look for ways to do it better.
