Hi can anyone suggest how to make it viable for short stays less than 3 days ? Do you add a higher cleaning fee etc. It doesn’t seem viable to strip all the beds etc for one night stay over. Any help is appreciated.

@Nigel263 there are two issues here.
If, like us, you clean yourself then you may not want to spend every day cleaning and changing the listing over. This is how we feel so we have a minimum 3 nights stay.
If however it is financial viability that is important then just add a cleaning fee that properly reflects the time and/or cost of the changeover. Many people use these as a self correcting mechanism to avoid short stays. For longer stays it will amortise over the higher number of nights and you will still get longer stay bookings.
I believe the cleaning fee added to longer stays too unfortunately. The shorter stays has to be less which is the problem
@Nigel263 if it costs £100 to clean and the nightly rate is £100 then for a 1 night stay the price is 200/night. For a 7 night stay the price is £114/night
Clearly the 200/night will put people off but if you only charge 114 for a 1 night stay and cleaning costs 100 then you will make £14 for the night which is just not worth it.

@Nigel263 there are local Airbnb Facebook groups in many areas. It would be worth looking to see if there is one near you.
