Split the bnb in Two with common Place

My villa has two bedrooms and a spacious living room with an attached kitchen. One bedroom and the living room are located on the ground floor, while the second bedroom is on the first floor.

Typically, I host  guests who use only one bedroom. However, I now want to update my BnB setup so that  book I book 2  Separate guest and both couple  gets a separate bedroom,  while sharing the common living room and kitchen.

How can I modify my current listing to reflect this arrangement?

Hello

Thanks for sharing the details of your villa setup — it sounds like a beautiful and flexible space with great potential for maximizing bookings!

Shifting from hosting one group to accommodating two separate guest couples is a smart move, especially with a layout like yours that offers private bedrooms and shared common areas. To make this transition smooth and successful, your listing will need a few strategic updates to clearly communicate the arrangement while keeping guest expectations aligned.

You’ll want to:

  • Adjust the listing type and description to reflect the shared-space model.

  • Emphasize privacy for each couple (private, lockable bedrooms).

  • Clearly outline the shared access to the living room and kitchen.

  • Possibly create two separate listings — one per bedroom — with synced calendars to avoid double bookings.

If you’d like, I’d be happy to help you set this up professionally—ensuring it appeals to the right audience and aligns with Airbnb best practices. Let me know if you'd like to chat further about optimizing your listing or guest experience.

Hi @Snehal1 ,

Great question — and it sounds like your villa is perfect for hosting two separate guests or couples while offering shared common spaces!

Here’s how you can set this up on Airbnb:

1. Create Two Separate Listings
You should create two separate listings, one for each bedroom:

Listing A: Ground floor bedroom

Listing B: Upstairs bedroom
Each listing should clearly mention that the kitchen and living room are shared.

This allows guests to book individually, while still being aware that the common areas will be shared with another party.

✏️ 2. Use Clear and Honest Descriptions
In both listings, be upfront about the layout. For example:

“You’ll have a private bedroom and share the living room and kitchen with one other guest or couple staying in the second room.”

This builds trust and sets expectations early.

📸 3. Update Photos and Captions
Include high-quality photos of:

Each private bedroom (clearly labeled)

Shared kitchen and living room
Use captions to highlight what is private vs. shared. Guests really appreciate that clarity!

📅 4. Sync Your Calendars
To avoid double-booking or conflicts, link the calendars of both listings. You can block off one room if you only want to host one couple, or leave both open for full availability. This gives you full flexibility.

📣 5. House Rules and Communication
Be very clear in your house rules and welcome messages that this is a shared space setup. Guests are usually fine with it as long as they know what to expect!

I hope this helps — I love seeing creative hosting ideas like this!
