Tiny house rules and regulations around loft sleeping and composting toilet

Hi,

We are looking at possibly listing our tiny house for bookings. 

Thus has a ladder to climb to a loft for sleeping.  How do we navigate safety here. Is it enough to describe living space in booking and explain not safe for children or do we need to make this safer with some kind of over the top barrier.

Also how do we navigate guests using the composting toilet.

My biggest thoughts are they might leave it a mess and would be awful to clean.

I don’t think so. I even doubt Airbnb will cover you. No to the ladder.

Description & Disclaimers (Absolutely Necessary).

Clearly state in your listing:

• Access to the sleeping loft is via a ladder (not stairs)
• The loft is not suitable for children, people with mobility issues, or those uncomfortable with heights
• No railing or minimal railing is present (if applicable)

To reduce risk and liability, consider:

• Adding a secure handrail along the ladder and/or wall
• Installing a partial loft barrier or safety net at the edge of the loft (not necessarily “over the top,” but just enough to prevent falls)
• Using non-slip treads on ladder steps
• Ensuring there’s adequate lighting for nighttime climbs

Composting Toilet Use, i stayed in a cabin in Norway and it was not a problem. Can be a unique and appealing experience for the right guests,

In your house manual and listing:

• Briefly explain it’s a composting toilet (guests may not know what that is)
• Explain how to use it properly (e.g., liquid and solids are separated, sawdust use, no foreign objects, etc.)
• Emphasize it’s part of the eco-experience

Extra Precautions

• Use waiver-style language in your check-in instructions for the ladder and loft, noting they accept the risks
• For longer stays, offer a quick “how-to” walkthrough or printed guide with visuals for the toilet.
