Beautiful house, really lovely.
The Airbnb new listing discount really helps get the first 3 guests.
Eating, your table has 3 chairs and your living room has no tables. My group is 5 people. Even a coffee table so it isn't all hold and balance.
You mention close to popular attractions. Create Some Airbnb Guidebooks sprinkling "Keywords" Close family or group lodging to whatever.
@Marie8425 omg! you are so right! Thank you for these advises, I will for sure take them in mind in my listing! 😄

A portable cooler.
Inexpensive sand toys.
A beach bag
A great Airbnb listing should have clear descriptions, high-quality photos, and honest pricing. Good communication and small personal touches can enhance the guest experience. Just like well-seasoned fries**, the right details make all the difference in keeping guests satisfied!

Buongiorno @Stephania-Fano0 ,
I took a quick look at your listing and it seems to me that you could improve your photos, here are some tips on how to best photograph your home:
hope it helps
Andrea
@Stephania-Fano0 Lovely space! Looks like you have a nice patio area. You can show the grill and also put a table and comfy chairs out there. Add in indoor outdoor rug and maybe some nice lighting for at night. That outdoor space is like another room so you can really capitalize on that. .
I noticed that you don't respond to your reviews. This is very important to do. It shows the prospective guest that you care and are conscientious esp if it's to address a negative. It's also a great time to tell the guest you would welcome them back and you look forward to hosting them again.
Respond to inquiries immediately if you can and when a guest is already checked in, responding to questions or requests immediately works best. It’s possible if you turn on your phone notifications. Guests feel confident and as though they have some sort of concierge service. Almost all of my 5 star reviews mentions our prompt response to messages.
Also, very important is beautiful, clear, bright attractive photos of your listing space. Best wishes.
Hi @Abigail326! 👋
Thank you so much for sharing this great advice with us! I'm sure Stephania will appreciate this feedback. Where did you learn all these tips? 🙂
Best,
Alex
It took me a few hours to thoroughly set up the listing page, be thorough, let some personality shine through about you and the area.
When you have the money, hire a photographer to take professional photos. It makes a difference.
I also made a detailed house manual for anything guests may require, from internet codes to local restaurants and things to do in the area, rubbish collection days, how to use the dishwasher etc.
Keep the place minimalistic so cleaning is easy but consider maybe what vibe you wish to give the place. Thifting old movie posters or prints by local artists or prints you pick up on your travels can give more life to a place. One can also play a bit with colour. Whether that comes in the colour of the blankets or statement wall or even painting the kitchen a specific colour.
Always make sure you have enough cutlery, plates and glasses, esp wine glasses for each guest. I went to an Airbnb once which only had one wine glass, I kindly asked for another and they brought us one that same day. Not a negative comment but it was just odd that they place didn't have. I think when people come to our place they are very pleasantly surprised by how well stocked the kitchen is and how much it feels like a home away from home.
Lastly, things will get broken etc so either have spares on hand or be prepared to go sort it out within a day. Have a good handyman on your contact list.
