Google translates:
Hello to everyone.
I have an apartment in the center of Bilbao that I opened in May-2018 coinciding with the start of the High season and relevant events in the city.
The summer passes and the fall arrives winter with the descent of "visits" to the announcement, and with the smaller demand they necessarily lower the prices.
How far should we lower prices ?.
What I propose, is that AirBNB can provide the hosts with an annual chart or chart that shows at least the number of historical visits of previous years in the same city or area. In my case, my interest is about Bilbao. And if the tendencies of increase or decrease for years could be contributed, much better.
It would also be very interesting to have another tool. The same graph (annual) of the number of visits received each host but for each calendar month. That is, I am interested in knowing the queries I have had for each month / week / day, regardless of the date on which the visit-consultation takes place. At this moment AirBNB only provides us with the number of visits or queries of our apartment but of the date on which the consultation is made, not of the date in which it intends to reserve the accommodation that I consider to be much more important. Knowing this fact of being able to know that some dates (and which) are more demanded by the guests, would allow us to manage more adequately the necessary price flexibility.
I would love to receive comments to mature and evolve this idea and if you have enough support, to be able to raise it with AirBNB Management as a demand for Improvement for the hosts.
A cordial greeting.
Hello @Anonymous ,
A lot of general statistical information is available at AirDNA, also for Bilbao. But the free version is limited, so not all options in the menu on the right will work:
https://www.airdna.co/vacation-rental-data/app/es/bizkaia/bilbao/overview
On Airbnb you can download CSV files from the Transaction History pages, they contain also all reservations and can be loaded into a spreadsheet for further custom analyzing.
Allthough i agree Airbnb could do some more on the "progress section", like showing statistics for choosen period and per listing, as it's now only per year for total listings.
Please note there is also a community for Spanish language:
