Hi Everyone,

 

I am excited to connect with all of you for another Q&A session. 

 

As many of you know, I started Hosting earlier this year with my husband and co-Host, Hugh, and I have learned so much during this time. Specifically how much effort and care goes into being a great Host, and of course a Superhost! I have always been full of admiration for our Host community -  my appreciation now for all that you do and are able to achieve is even deeper!

 

On November 8, Airbnb CEO Brian Chesky announced the 2023 Winter Release, which includes significant upgrades to the Host experience such as new tools to manage and showcase your listings and coming soon will be upgraded pricing features. As with all our releases, the product innovations have been directly influenced by the feedback we hear from our Host community. 

 

And I am sure you won’t be surprised to hear I am now one of those voices of feedback!

 

So it has been such a pleasant surprise to see the new Listings tab: how easy and intuitive it is to add amenities; how much easier it is to remove old listings that were never published and of course the photo tour!  If you have not yet explored the changes,  I really encourage everyone to give it a try. 

 

As I said earlier, we're always listening to your feedback and we received great questions during our last Q&A session in May.  I’d love to hear from you again and I invite you to ask me any questions you might have about this most recent release

Comme vous le savez, je suis devenue hôte cette année avec mon mari et co-hôte, Hugh. J'ai eu l'agréable surprise de découvrir la nouvelle page Annonces, qui permet d'ajouter facilement des équipements de façon intuitive, de supprimer d'anciennes annonces jamais publiées… et bien sûr, de créer une visite photo. Si vous n'avez pas encore découvert ces nouveautés, faites-le ! 

 

Comme je l'ai dit, nous sommes à l'écoute de vos remarques, et vos questions lors de notre session en mai dernier étaient très pertinentes. J'aimerais avoir de vos nouvelles. Je vous invite à me poser vos questions sur cette dernière édition.

Sono felicissima di ritrovarmi con voi per un'altra sessione di domande e risposte. 

 

Come molti sanno, ospito dall'inizio di quest'anno con mio marito e co-host, Hugh. Ho imparato così tanto in questo periodo, soprattutto quanta fatica e cura servano per essere ottimi host e, naturalmente, fantastici Superhost. Ho sempre avuto grande ammirazione per la nostra community di host e ora il mio apprezzamento per ciò che fate e riuscite a ottenere è persino più sentito.

 

L'8 novembre Brian Chesky, CEO di Airbnb, ha annunciato la Winter Release 2023, con significative novità per l'esperienza degli host, come nuovi strumenti per gestire e promuovere gli annunci. Presto arriveranno anche le funzionalità aggiornate per i prezzi. Come per ogni nuova release, le innovazioni al prodotto sono state direttamente influenzate dal feedback che riceviamo dalla nostra community di host. 

 

E sono certa che non vi sorprenderà sapere che ora sono anche io una di quelle voci di feedback!

 

È stata una piacevole sorpresa vedere la nuova scheda Annunci, scoprire quanto sia facile e intuitivo aggiungere servizi e rimuovere i vecchi annunci mai pubblicati. E naturalmente il tour fotografico. Se ancora non avete esplorato le novità, vi incoraggio tutti caldamente a farlo. 

 

Come dicevo prima, ascoltiamo sempre il vostro feedback e abbiamo ricevuto ottime domande nella nostra ultima sessione a maggio. Mi piacerebbe sentirvi ancora, quindi vi invito a pormi qualsiasi dubbio abbiate su quest'ultima release.

 

Potete inviare domande in questo thread fino a fine settimana, cioè il 17 novembre. I Community Manager di Airbnb metteranno insieme quelle più popolari legate alla release, e io risponderò entro la fine di novembre.

Muchos de vosotros ya sabéis que empecé a hospedar a principios de este año con mi marido y coanfitrión, Hugh. Y he aprendido tanto en este tiempo. En concreto, sobre el esfuerzo y la dedicación que se necesitan para ser un anfitrión de primera y, por supuesto, un gran Superanfitrión. Me ha encantado descubrir la nueva pestaña Anuncios, lo fácil e intuitivo que es añadir servicios y eliminar anuncios antiguos que nunca se publicaron. Y, por supuesto, el recorrido fotográfico. Si aún no habéis explorado estos cambios, os animo a todos a probarlos. 

 

Como he dicho antes, siempre tenemos en cuenta vuestros comentarios y también hemos recibido preguntas muy interesantes durante la última sesión de preguntas y respuestas de mayo. Estoy deseando conocer vuestra opinión y os invito a preguntarme cualquier duda que tengáis sobre las novedades de este último lanzamiento.

Es freut mich, dass wir uns alle zu einer weiteren Fragerunde treffen.

Am 8. November hat unser CEO Brian Chesky das Airbnb 2023: Winter-Update vorgestellt, das bedeutende Verbesserungen für Gastgeber:innen umfasst. Dazu gehören neue Tools zum Verwalten und Präsentieren eurer Inserate, und auch die Preisfunktionen werden bald verbessert. Wie bei all unseren Updates wurden die Produktinnovationen direkt vom Feedback unserer Gastgeber:innen-Community beeinflusst.

Wenn ihr die Änderungen noch nicht gesehen habt, rate ich euch allen, sie auszuprobieren. 

 

Wie gesagt: Wir hören euer Feedback immer und wir haben tolle Fragen bei unserer letzten Fragerunde im Mai erhalten. Ich möchte wieder von euch hören und lade euch ein, mir all eure Fragen rund um das neueste Update zu stellen.

Zoals velen weten, ben ook ik eerder dit jaar gaan verhuren, samen met mijn man en co-host Hugh. I love the ability to easily preview changes on a listing! Very intuitive. Easy. 

One question is the possibility to restore the “Super Host” filter alongside the “Guest Favorite” filter?🤷‍♀️

je suis une très mauvaise élève sur l’application (garder mes photos à jour et bien classées)… cette nouvelle mise à jour m’a vraiment redonné envie de me poser et d’explorer toutes les nouvelles possibilités que vous nous offrez.

J’adore le tab “annonce” qui me permet de naviguer si facilement! J’adore également la facilité avec laquelle nous pouvons trier nos photos par pièces, je crois que mes annonces vont recevoir un vrai “lifting de printemps” grâce à cela! 
Si je pouvais en demander plus, car vous nous en offrez toujours plus avec talent, il serait super de pouvoir sélectionner les photos qui apparaissent en premier lorsqu’un voyageur cherche un hébergement sans ouvrir les annonces.

je m’explique : l’offre est si riche sur airbnb que lorsque je voyage je n’ouvre pas forcément les diverses annonces, mais je fais glisser les photos de l’annonce avant pour avoir une rapide impression. Il serait chouette de pouvoir avoir un outil “favori” dans chaque pièce pour que nous puissions choisir les photos à mettre en avant.

il serait aussi super, comme le disait plus tôt daniel de pouvoir choisir l’ordre des pièces et celui des photos. Dans l’appli et sur le téléphone, je n’ai pas réussi à faire glisser les photos pour les trier.

Enfin, il serait génial de pouvoir choisir la photo qui représente, à nos yeux, le mieux notre hébergement.

encore une fois j’adore ces nouveautés qui vont vraiment simplifier mon expérience d’hôte et empiéter chaque fois un peu moins sur le cœur de mon activité; accueillir et partager de bons moments avec mes voyageurs.

I love the 'ad' tab, which makes it so easy to navigate! I also love the ease with which we can sort our photos by room, I think my ads are going to get a real "spring facelift" thanks to this!
If I could ask for more, because you always offer us more with talent, it would be great to be able to select the photos that appear first when a traveller is looking for accommodation without opening the adverts.

Let me explain: there's so much on offer on airbnb that when I travel I don't necessarily open the various adverts, but I drag the photos of the advert beforehand to get a quick impression. It would be great to be able to have a "favorites" tool in each room so that we could choose which photos to highlight.

It would also be great, as Daniel said earlier, to be able to choose the order of the rooms and the order of the photos. In the app and on the phone, I haven't managed to drag and drop the photos to sort them.

Finally, it would be great to be able to choose the photo that we think best represents our accommodation.

Once again, I love these new features, which will really simplify my experience as a host and take a little less time each time from the heart of my business: welcoming and sharing good times with my travellers.

Regarding the Guest Favorite, it is said that it is “a new way to highlight listings that stand out for their ratings, evaluations and reliability.

 

The first reading suggests that the criteria must be cumulative (assessment "and” evaluation “and” reliability, etc.), however it is later pointed out that "some of these requirements" may occur:

 

1. At least five guest reviews.

2. Excellent evaluations and an average rating greater than 4.9.

3. Good scores in subcategories

4. Excellent reliability record (cancellations and incidents)

 

Should these requirements be accumulated or can one or some of them really be met and be GF?

 

It is also mentioned and in some cases the CS has said that there is a collection of 2 million listings per day.

 

Is this measure also taking into account everyday and can explain why a listing changes the status from one day to another despite the fact that there were not changes on it (reviews, incidents, etc.)?

I am a great fan of this new Winter Release which provides a sleek and unique way of viewing listings on Airbnb if we compare to other platforms.

My number one favourite change is that the guest reviews are now in chronological order irregardless of guest language.  Great improvement and like the fact that guests can choose from most recent to best review.

 

The fact that we can tick from a list of amenities per room that guests can see at a glance  as they take their tour is also great.   Being able to change the order of the photos within a room would be helpful.  Only the first five can be shuffled at present.

 

Onto the Guest Favorite issue - a huge fan😊  Why? Up until this year, my one and only apartment never got listed for more than 4 months of the year so obtaining SH status was pretty much unreachable for me because I do not allow short stays, lots of competition in my town and have other restrictions in place to keep the peace with my neighbours.  So whilst I satisfied all the other SH criteria, I always fell just short of the criteria for the number of stays.  So today, my listing with nineteen 5 star reviews is now appearing under Guest Favorite and I am delighted that my hard work and commitment has been acknowledged with this new badge.  

 

So from a host perspective, I very much like the improvements made with the Winter Release - more intuitive, faster to make/add any alterations but what of the guests perpective?  Well they have a plethora of choices to make when they go onto the Airbnb platform but the fact that they have so few filters to choose from does not help them in their search, if they find the filter button at all.

 

 For most searches a guest will see "over a 1000 listings" appear and then 15 pages of listings will be selected by the algorithm but who has time to go through that many?  As hosts we have a long list of amenities that we can tick for our listings so why does the guest not have the possibility of ticking from a similar list to make sure that the listing is a good fit?  Two new filters were added last month I know but if we go onto other booking platforms, the choice of filters is much greater making it much quicker for guests to find what they are looking for.  So my question is: how can we speed up the guest search process to maximise their chance of finding a listing that corresponds to their criteria and thereby increasing guest satisfaction?  It seems to me that a lot of hosts are saying here and elsewhere that they are receiving more bookings from other platforms rather than from Airbnb of late.

I have a few questions about the new Winter release platform and early access features. I am a new host putting a lot of work into getting my site up and running. Leading up to the introduction of the new platform I had seen a rush of bookings and inquiries, and averaged 30/views a day. Since the introduction of the new platform I have received no bookings at all, and my views have dropped to 10/day. 

 

I educated myself about the early access listings tab, and have taken advantage of the early access features the day they were released, and rework my listing regularly in light of those features. I also reach out to my mentor, am active on the community board, and put daily time into updating my site and reading hosting resources. When I search for my site as a guest on Airbnb I can't even find it anymore; it doesn't come up. I'm feeling somewhat disadvantaged as a new host. I'm concerned. What is your advice to me as a new host concerning the apparently dramatic shift in my bookings and listing views after the introduction of the new platform?
