I am excited to connect with all of you for another Q&A session.
As many of you know, I started Hosting earlier this year with my husband and co-Host, Hugh, and I have learned so much during this time. Specifically how much effort and care goes into being a great Host, and of course a Superhost! I have always been full of admiration for our Host community - my appreciation now for all that you do and are able to achieve is even deeper!
On November 8, Airbnb CEO Brian Chesky announced the 2023 Winter Release, which includes significant upgrades to the Host experience such as new tools to manage and showcase your listings and coming soon will be upgraded pricing features. As with all our releases, the product innovations have been directly influenced by the feedback we hear from our Host community.
And I am sure you won’t be surprised to hear I am now one of those voices of feedback!
So it has been such a pleasant surprise to see the new Listings tab: how easy and intuitive it is to add amenities; how much easier it is to remove old listings that were never published and of course the photo tour! If you have not yet explored the changes, I really encourage everyone to give it a try.
As I said earlier, we're always listening to your feedback and we received great questions during our last Q&A session in May. I’d love to hear from you again and I invite you to ask me any questions you might have about this most recent release

È stata una piacevole sorpresa vedere la nuova scheda Annunci, scoprire quanto sia facile e intuitivo aggiungere servizi e rimuovere i vecchi annunci mai pubblicati. E naturalmente il tour fotografico. Se ancora non avete esplorato le novità, vi incoraggio tutti caldamente a farlo.
Come dicevo prima, ascoltiamo sempre il vostro feedback e abbiamo ricevuto ottime domande nella nostra ultima sessione a maggio. Mi piacerebbe sentirvi ancora, quindi vi invito a pormi qualsiasi dubbio abbiate su quest'ultima release.
Potete inviare domande in questo thread fino a fine settimana, cioè il 17 novembre. I Community Manager di Airbnb metteranno insieme quelle più popolari legate alla release, e io risponderò entro la fine di novembre.

Wenn ihr die Änderungen noch nicht gesehen habt, rate ich euch allen, sie auszuprobieren.

Many thanks for your post about the Airbnb Winter Release. Congratulations and thank you to you and the teams who worked on these features to help make hosting easier.
I love how easy it is to see our earnings by month and then get a breakdown on the payments. Would you consider somehow adding in an occupancy graph so we can see the opportunities we have to increase our earnings by month?
I am looking forward to hearing more about the smart lock integration from the North American hosts once this product launches next year. I hope we can see it rolled out to other parts of the world soon.
I love the illustrations/icons that are part of the photo tour. I think these really help set the tone for what Airbnb is about, interesting fun, quirky colourful homes unlike a hotel room. The level of detail is incredible - Perhaps we need an Airbnb doll house display with all these icons! - Perhaps one for the family-friendly homes!?
I love the new "Guest Favourite" feature, however, I am unclear about the parameters for how I go about earning this and, keeping it. The Airbnb Superhost program has a clear outline of what a host needs to achieve to earn this badge and how often it is reviewed. This is very clear and transparent and hosts know exactly what they need to do to earn this badge, and they work hard towards earning this status. Can we please have a similar outline for "Guest Favourite" so hosts know exactly what they need to do to earn and keep this badge.?

Thank you so much for your tireless dedication to the host and community.
As for the N8 release, we feel that it has generally been well received.
Many hosts have already expressed their opinions on this thread, but I'll pick a few up.
As for the listings tab, the access to each setting is now easier and less stressful.
Simplicity is also a benefit to guests as there are fewer errors in listing settings caused by the host.
I personally like that the illustrations increase and decrease with the number of guests setting, which is very design-driven Airbnbish.
Also so impressed with the photo tour illustrations, even down to the textures of the sofas and woods.
The new earnings dashboard also has an easy-to-read UI, and no longer requires we look at a confusing list to figure out pending remittances.
Regarding Guest Favorite, as other hosts have mentioned, while an overall rating of 4.9 or higher is required, there are exceptions which create a sense of unfairness.
The duration of the evaluation and which factors are taken into account are not fully described, so clearer explanations are needed to maintain fairness and transparency.

リスティングタブについては各設定までのアクセスが容易になりストレスを感じることがなくなりました。
シンプルであることはホストに起因するリスティング設定のミスも減るのでゲストにとってもメリットです。
宿泊人数設定でゲストの挿絵が増減するのがデザインドリブンなAirbnbらしくて個人的にはお気に入りです。
フォトツアーのイラストもソファや木のテクスチャーまで忠実に表現されていて感心しました。
新しい収入ダッシュボードも見やすいUIとなり、以前まで送金待ちを把握するために見にくいリストを眺めていましたがそれがなくなりました。
ゲストフェイバリットに関しては他のホストが言っている通り、総合評価4.9以上としているにも関わらず、例外がある点が不公平感を生み出しているかなと感じました。
評価の期間や、どの要素を加味するかが伝わり切っていないので公平性と透明性を保つためより明確な説明が必要と感じます。

Hello Catherine,
I have been dealing with an issue with alterations pricing that I have never seen in the past. Is there any assurance that if I opt-in for the upgrade my issue will go away? I have been dealing with this issue for a month. No resolution, only chats and calls at level 1 and two in the Philippines and india. It is nice when you don’t have issues, but when you do, you are alone.

These are my comments regarding the Winter Release:
1. Photo Tour order: I love the photo tour and the possibility to include amenities per each room. As previously pointed out my several fellow hosts, please consider enabling the option for the host to sort the room order in the photo tour.
2. Guest Favorite: Wonderful addition! It is extremely helpful for guests to improve their chances of having a wonderful stay and it is also a recognition from Airbnb to outstanding properties and their hosts. Feedback:
a. Definition of Guest Favorite for Guests: using the app or website as a guest , I have found 2 different definitions of what Guest Favorite is and some do not reflect its true spirit. Even though there is a link that explains what it is on the top of the web page, we all know that usually guests do not read throughly so they will not open the link but instead read what it is on the listing.
The definition on the filter says: "One of the most loved homes on Airbnb based on ratings, reviews and reliability." (Probably the best definition shown).
The definition on a listing says: "One of the most loved homes on Airbnb according to guests." (Also in Spanish, it is translated as "most popular" which is not a really accurate description of what a Guest Favorite is)
The definition on the link that explains this new category, says: "Learn about Guest Favorites, the most loved homes on Airbnb"
My feedback is to standardize the definition and use the one that truly reflects the spirit of Guest Favorite (for me, the first one).
b. Impact of how often Guest Favorite category is updated: Has Airbnb considered the impact of updating listings on this category every minute? Did you consider possible cancellations from guests that book a Guest Favorite listing and if later that the listing is not anymore under that category, guests decides to cancel and look for another property?
If Airbnb aims to inspire security and stability, updating this category so often might send an opposite message to guests.
c. Visibility of Super Hosts who also have Guest Favorite properties: Some of guests -especially the ones who are also hosts- choose to stay with Super Hosts because they know what it takes to reach that status and that is a guarantee that their stay would be fantastic.
When looking for a listing, the page displays listing pictures with no label, others labelled as Super Hosts and others labelled as Guest Favorite. The Super Hosts who are also Guest Favorites loose visibility with these labels, because only one of the 2 labels is shown on their listing picture. I do not have a solution, but I am not happy with this. Clicking is the key for getting a booking, and since Guest Favorite is a new category, which is not so familiar to potential guests, not having the Super Host status shown, may impact negatively the chances of getting clicked for Guest Favorites who are managed by a Super Host.

I would like the ability to charge a cleaning fee “by the day” instead of the current option of “per stay” along with a maximum cap for longer stays. We are losing money with longer stays under the current pricing model.
