Hi Everyone,

 

I am excited to connect with all of you for another Q&A session. 

 

As many of you know, I started Hosting earlier this year with my husband and co-Host, Hugh, and I have learned so much during this time. Specifically how much effort and care goes into being a great Host, and of course a Superhost! I have always been full of admiration for our Host community -  my appreciation now for all that you do and are able to achieve is even deeper!

 

On November 8, Airbnb CEO Brian Chesky announced the 2023 Winter Release, which includes significant upgrades to the Host experience such as new tools to manage and showcase your listings and coming soon will be upgraded pricing features. As with all our releases, the product innovations have been directly influenced by the feedback we hear from our Host community. 

 

And I am sure you won’t be surprised to hear I am now one of those voices of feedback!

 

So it has been such a pleasant surprise to see the new Listings tab: how easy and intuitive it is to add amenities; how much easier it is to remove old listings that were never published and of course the photo tour!  If you have not yet explored the changes,  I really encourage everyone to give it a try. 

 

As I said earlier, we're always listening to your feedback and we received great questions during our last Q&A session in May.  I’d love to hear from you again and I invite you to ask me any questions you might have about this most recent release

Comme vous le savez, je suis devenue hôte cette année avec mon mari et co-hôte, Hugh. Sans surprise, je fais maintenant partie des hôtes qui font des suggestions.

 

J'ai eu l'agréable surprise de découvrir la nouvelle page Annonces, qui permet d'ajouter facilement des équipements de façon intuitive, de supprimer d'anciennes annonces jamais publiées… et bien sûr, de créer une visite photo. Si vous n'avez pas encore découvert ces nouveautés, faites-le ! 

 

Comme je l'ai dit, nous sommes à l'écoute de vos remarques, et vos questions lors de notre session en mai dernier étaient très pertinentes. J'aimerais avoir de vos nouvelles. Je vous invite à me poser vos questions sur cette dernière édition.

Sono felicissima di ritrovarmi con voi per un'altra sessione di domande e risposte. 

 

Come molti sanno, ospito dall'inizio di quest'anno con mio marito e co-host, Hugh. Ho imparato così tanto in questo periodo, soprattutto quanta fatica e cura servano per essere ottimi host e, naturalmente, fantastici Superhost. Ho sempre avuto grande ammirazione per la nostra community di host e ora il mio apprezzamento per ciò che fate e riuscite a ottenere è persino più sentito.

 

L'8 novembre Brian Chesky, CEO di Airbnb, ha annunciato la Winter Release 2023, con significative novità per l'esperienza degli host, come nuovi strumenti per gestire e promuovere gli annunci. Presto arriveranno anche le funzionalità aggiornate per i prezzi. Come per ogni nuova release, le innovazioni al prodotto sono state direttamente influenzate dal feedback che riceviamo dalla nostra community di host. 

 

E sono certa che non vi sorprenderà sapere che ora sono anche io una di quelle voci di feedback!

 

È stata una piacevole sorpresa vedere la nuova scheda Annunci, scoprire quanto sia facile e intuitivo aggiungere servizi e rimuovere i vecchi annunci mai pubblicati. E naturalmente il tour fotografico. Se ancora non avete esplorato le novità, vi incoraggio tutti caldamente a farlo. 

 

Come dicevo prima, ascoltiamo sempre il vostro feedback e abbiamo ricevuto ottime domande nella nostra ultima sessione a maggio. Mi piacerebbe sentirvi ancora, quindi vi invito a pormi qualsiasi dubbio abbiate su quest'ultima release.

 

Potete inviare domande in questo thread fino a fine settimana, cioè il 17 novembre. I Community Manager di Airbnb metteranno insieme quelle più popolari legate alla release, e io risponderò entro la fine di novembre.

Qué ganas de compartir con vosotros una nueva sesión de preguntas y respuestas. 

 

Muchos de vosotros ya sabéis que empecé a hospedar a principios de este año con mi marido y coanfitrión, Hugh. Y he aprendido tanto en este tiempo. En concreto, sobre el esfuerzo y la dedicación que se necesitan para ser un anfitrión de primera y, por supuesto, un gran Superanfitrión. Siempre he admirado a nuestra comunidad de anfitriones y mi agradecimiento por todo lo que hacéis y lo que sois capaces de lograr es ahora más profundo si cabe.

 

El pasado 8 de noviembre, el director ejecutivo de Airbnb, Brian Chesky, anunció el lanzamiento de invierno del 2023, que incluye importantes mejoras para los anfitriones, como nuevas herramientas para gestionar y mostrar los anuncios y, próximamente, nuevas funciones de precios. Como ocurre en todos nuestros lanzamientos, las novedades que ofrecemos tienen su origen en los comentarios que recibimos de nuestra comunidad de anfitriones. 

 

Por eso, no os sorprenderá saber que a partir de ahora yo también voy a poder compartir mi opinión como anfitriona.

 

Me ha encantado descubrir la nueva pestaña Anuncios, lo fácil e intuitivo que es añadir servicios y eliminar anuncios antiguos que nunca se publicaron. Y, por supuesto, el recorrido fotográfico. Si aún no habéis explorado estos cambios, os animo a todos a probarlos. 

 

Como he dicho antes, siempre tenemos en cuenta vuestros comentarios y también hemos recibido preguntas muy interesantes durante la última sesión de preguntas y respuestas de mayo. Estoy deseando conocer vuestra opinión y os invito a preguntarme cualquier duda que tengáis sobre las novedades de este último lanzamiento.

Es freut mich, dass wir uns alle zu einer weiteren Fragerunde treffen. 

 

Viele von euch wissen, dass ich seit diesem Jahr Gastgeberin bin, mit meinem Mann und Co-Gastgeber, Hugh. Ich habe in dieser Zeit unglaublich viel gelernt, insbesondere, wie viel Mühe und Sorgfalt notwendig ist, um eine großartige Gastgeberin und natürlich auch Superhost zu sein. Ich habe unsere Gastgeber:innen-Community immer bewundert, und meine Wertschätzung für all das, was ihr tut und erreicht, ist jetzt noch größer.

 

Am 8. November hat unser CEO Brian Chesky das Airbnb 2023: Winter-Update vorgestellt, das bedeutende Verbesserungen für Gastgeber:innen umfasst. Dazu gehören neue Tools zum Verwalten und Präsentieren eurer Inserate, und auch die Preisfunktionen werden bald verbessert. Wie bei all unseren Updates wurden die Produktinnovationen direkt vom Feedback unserer Gastgeber:innen-Community beeinflusst. 

 

Es wird euch sicher nicht überraschen, dass ich eine dieser Feedback-Stimmen bin.

 

Es war so eine schöne Überraschung, das neue Tab „Inserate“ zu sehen. Ausstattungen können jetzt einfach und intuitiv hinzugefügt werden. Alte Inserate, die nie veröffentlicht wurden, lassen sich ganz einfach löschen. Und nicht zu vergessen: Der Fotorundgang! Wenn ihr die Änderungen noch nicht gesehen habt, rate ich euch allen, sie auszuprobieren. 

 

Wie gesagt: Wir hören euer Feedback immer und wir haben tolle Fragen bei unserer letzten Fragerunde im Mai erhalten. Ich möchte wieder von euch hören und lade euch ein, mir all eure Fragen rund um das neueste Update zu stellen.

Ik kijk ernaar uit om jullie te spreken tijdens een nieuwe Q&A. 

 

Zoals velen weten, ben ook ik eerder dit jaar gaan verhuren, samen met mijn man en co-host Hugh. Ik heb hier zoveel van geleerd, vooral hoeveel tijd en moeite het kost om een goede host te zijn, en natuurlijk een geweldige Superhost. Ik heb altijd al veel bewondering voor onze community van hosts en mijn waardering voor alles wat jullie doen en bereiken is alleen maar gegroeid.

 

Op 8 november kondigde Brian Chesky, CEO van Airbnb, Airbnb 2023: Nieuw deze winter aan, met aanzienlijke verbeteringen voor hosts, zoals nieuwe tools om je advertenties te beheren en weer te geven, en binnenkort ook verbeterde prijsfuncties. Zoals met al onze releases, zijn de productverbeteringen rechtstreeks beïnvloed door de feedback die we krijgen van onze community van hosts. 

 

Het zal je vast niet verbazen dat ik nu ook feedback heb gegeven.

 

Het is daarom zo'n aangename verrassing om het nieuwe tabblad Advertenties te zien, waarmee je eenvoudig en intuïtief voorzieningen toevoegt, en hoeveel makkelijker je oude advertenties verwijdert die nooit zijn gepubliceerd. En natuurlijk de fotorondleiding. Als je de veranderingen nog niet hebt gezien, raad ik je aan om deze uit te proberen. 

 

Zoals ik eerder al zei, luisteren we altijd naar feedback en we kregen geweldige vragen tijdens onze laatste Q&A in mei. Ik hoor graag weer van jullie en ik nodig jullie uit om al jullie vragen te stellen over deze nieuwste release.

Es una gran noticia que inspires a otros actuando con el ejemplo, que hayas decidido probar el ser anfitrión, eso deja mucho que decir, emular con el ejemplo y en este caso con la experiencia y vivencias para ser muy empatica, eso es lo máximo. Felicidades.

 

Soy Imilka (ustedes le dicen líderes de la comunidad yo le llamo apoyo de la comunidad de Santo Domingo, así me siento más parte)

Nuestra comunidad es muy activa y con mucho conocimiento dentro de la plataforma y con historias para escribir un libro, todos nos nutrimos con los tropiezos de todos para que nos sirvan de experiencias y no cometer los mismos errores, en fin funcionamos como una gran familia en nuestro grupo de WhatsApp (más que en el de facebook, aunque somos dinámicos y activos también en facebook)

Las actualizaciones han llegado muy acordes para los que se atreven y aman los cambios constantes, hay quienes no les gusta cambiar tan seguido y más cuando están facturando bien, creen y han manifestado que el cambio podría caer en los sucesos del pasado Mayo, pero hemos motivado diciéndoles que los cambios vendrán de manera obligatoria en diciembre, así que es mejor empezar a gatear desde ahora, para cuando llegue diciembre ya estemos corriendo a la par de los demás y no ser los rezagados.

Ahora, cree usted que se podría hacer para el futuro (ya que los cambios los hacen dos veces por años), se podrían hacer promociones o tutoriales visuales ilustrados de los pasos a seguir en cada cambio dentro de la misma plataforma, invitarlos dentro de su link, cuando vengan los cambios que vean estos videos ilustrados con cada paso a seguir en cada área del cambio?.

ejemplo: película o recorrido de fotos (un videito que les explique de manera visual como deben hacerlo paso por paso)

No olviden que gran parte de la población que tiene un Airbnb’s son personas de edad (ya que la juventud cibernética, aún no cuenta con un patrimonio) y en muchos casos estas personas mayores con patrimonio, se están adentrando a este mundo tan acelerado tecnológico que va muy rápido.

Este es el motivo por el que muchos buscan el apoyo de coanfitriones que les resuelvan su administración para no enfrentar esta tecnología, que en muchos casos les abruma.

No todos tienen la voluntad de empezar y aprender de cero a cierta edad.

Y la realidad es que si ellos supieran lo fácil, divertido y maravilloso que es ser el propio anfitrión de su propiedad, sería para ellos un encuentro divino, el conocer y apoyar a otros y para Airbnb’s lograr que el propio dueño sea el anfitrión estoy segura que fuera una estadía más personalizada e íntima para los huésped, ya que nadie cuida, atiende y dará mejor vibra que el propio dueño o dueña.

En muchos casos en Airbnb’s hay personas jóvenes que están administrando hasta 10 y más propiedades ya es un negocio para ellos y que bien, han encontrado en Airbnb’s un buen negocio, pero se pierde la humanidad, la vocación de servicio, el apoyo empatico y el servicio personalizado y esto solo porque los dueños, le cogen miedo a la plataforma, no al huésped porque a cierta edad eres el mejor animador, el mejor orador y el mejor anfitrión de todos los que te rodean porque la experiencia no se improvisa.

Creo que sería súper maravilloso hacer de Airbnb’s algo más personalizado en cuanto a la atención anfitrion / huésped, algo más familiar, pero para esto deberían llenar una promoción de facilidad visual para con la plataforma para todas las edades. Pues desde que lo prueben verán que es más fácil que escribir por WhatsApp y todos han aprendido hacerlo.

PD: Que no se molesten los jovencitos que han tomado esto como lo que son: grandes emprendedores y además de que son un gran apoyo en aquellos que realmente no pueden asumir, pues para ser anfitrión hay que disponer de tiempo y pasión.

Now, do you think what could be done for the future (since the changes are made twice a year), you could make promotions or illustrated visual tutorials of the steps to follow in each change within the same platform, invite them within your link, when the changes come, to see these illustrated videos with each step to follow in each area of the change?
example: film or photo tour (a little video that explains in a visual way how to do it step by step).
Don't forget that a large part of the population that has an Airbnb's are older people (as the cyber youth, still do not have an estate) and in many cases these older people with an estate, are entering this fast paced technological world that is moving very fast.
This is why many seek the support of co-hosts to help them manage their administration so as not to be overwhelmed by this technology, which in many cases overwhelms them.
Not everyone is willing to start and learn from scratch at a certain age.
And the reality is that if they knew how easy, fun and wonderful it is to be the host of their own property, it would be for them a divine encounter, to meet and support others and for Airbnb's to have the owner be the host, I am sure it would be a more personalised and intimate stay for the guests, as no one takes care of them, attends them and gives them a better vibe than the owner.
In many cases in Airbnb's there are young people who are managing up to 10 and more properties and it is already a business for them and that good, they have found in Airbnb's a good business, but the humanity, the vocation of service, the empathetic support and personalized service is lost and this only because the owners, they are afraid of the platform, not the guest because at a certain age you are the best entertainer, the best speaker and the best host of all those around you because the experience is not improvised.
I think it would be super wonderful to make Airbnb's something more personalised in terms of host/guest attention, something more familiar, but for this they should fill a promotion of visual ease with the platform for all ages. For as soon as you try it you will see that it is easier than writing by WhatsApp and everyone has learned to do it.

it is always nice to see your posts after the launches watching your video and read all the responses and comments.

 

You might have noticed by now, that I always try to provide a tons of very detailed feedbacks about each products and its details, and for the November launch I have noted already couple of pages of things which I will try to address at a later time.  Here are the short version.

 

I won't be able to give a full feedback because having 7 listings I do not see many of the new features.  

 

So MY FIRST QUESTION IS:  Why hosts who use the professional tools do not get to see the early access of most of the new tools ?

 

I did love the November launch and I am seeing some big step forward in some of the critical areas:

 

A) REVIEWS:  lots of positives here:

  1. - Seeing visually the overview
  2. - Searching by lower/higer/most recent
  3. - Seeing how many days was the stay
  4. - Seeing the month and year of the reservation

 

It really improved the way the guests can get a more accurate overview of the listing.  Congrats !!!!

 

What I would improve:  

  1. state the exact days in the length-of-stay tag, up until a month.  Above a month, it can be by months.  Currently after 6 days it just refer at "stayed a week" or "stayed a few weeks."  But for remote workers there is a huge difference reading a review of someone who stayed 13 days or 29 days, which are labelled the same
  2. put the tags side by side if there is more than one. "1 night stay" "stayed with kids".  Currently if there is the tag "stayed with kids"the tag of the length of the stay is not showed. There is the space for it, so why not ?
  3. it might be interesting to be able to search for length of stay.  Remote workers will apreciate being able to see reviews of longer stays that apply directly to them.  It could be : above 10 days, above 20, above a month.
  4. being able to search the visual stats by time:  last year, 3 years, 5 years, all time, year by year

 

B) EARNINGS PAGE:  a big improvements on the layout, sophistication of the page, and informations.

 

I did loved the new page, but I miss the old way of easily navigation of the old "transaction history."  We need to consider that this is not a marketing page.  This is a tool that hosts use to manage their finance books, declare income etc..... 

 

What I would improve:

  1. being able to navigate the visual bar chart with drop down menu (years/months/listing/month across years).  Currently it just show the last 12 months, and you cannot compare or seen other than that.
  2. When you click on the bar in the chart, it should show below the correspondent payments of that month
  3. the upcoming payments section should show in the lines already info about the booking they refer to.  Now you need to click and open a pop up to see details. This is more clicks rather than less clicks compared to the previous version.  While the layout and sophistication is important I believe this specific page need to be less-click-more-information oriented.
  4. the past paid payments.  Unfortunately, I would like to see the old page back.  The previous page with drop down menus was just perfect.  In 3 clicks you would see any past-payment period.  If I wanted to see 2002 full year of apt #1 I would do it in 3 clicks, just January of 2021 of all apt:  just 3 clicks.  Now I need dozen clicks to get to a view, and then I need to click on each line to see the details.  This for me is a tool, and currently what I was doing in minutes is taking me hours.

C) GUEST FAVOURITE:  this is I believe one of the best new products of the last years.

 

Last year, I suggested several times on workshops a "super apt" feature to side with superhost, and I must say I loved the "guest favourite" way  !!!!!!!!

 

MY SECOND QUESTION IS:  airbnb, as historically happened on other products, is telling just a little part of the story of what are the factors that give a listing the "guest favourite" badge.  This is creating a lot of confusion in all communities where host are trying to guess this and that.  Will you share with the host more details and be more transparent about the system ? (which by the way if you search well interviews on the matter, you already find more details than it is shared on the official means) 

 

Continuing on the guest favourite, one of the variables that influence the "guest favourite" badge is quality-related customer services issues of 1%.  

 

What worries me is the following:

  1. hosts experience some guests who for several reasons, are not able to do basic task like opening hot water, turning the tv on, finding glasses in the cupboard, use a smart lock etc.... and for those reason instead of calling the host, they call airbnb reporting that the TV is not working etc....
  2. hosts experience guests that to retaliate some situation, or simply because they booked in a hurry without really looking at the listing, but when arrive it was not what they wanted, then invent issues to get a refund and call airbnb etc.... 
  3. Customer service, in the last 5  to 7 years, has been a falling snowball that is getting bigger and bigger .... worst and worst (and I am telling this because I have experienced an incredible customer service previously).  

So.... MY THIRD QUESTION IS THIS:  considering the current Customer Service quality, and the 2 above example of CX calls from guests, how can airbnb assure that Customer Service flags correctly the issues that will influence quality-related customer services at 1% and will be picked ups by AI?  

 

Examples:  if a guest call airbnb but the tv was actually working and the host already explained,  how cx will know and remove the flag?  if there was a real problem, but the host solved imediately... how cx will know if the guest will not let cx know?  if was retaliatory? what is the time frame of the 1%?  last year, 2 years, from the beginning?...

 

Thank you very much for all the passion and work you put in helping hosts, and build a community for us.  I love when improvement are tangible.

Hi Catherine ,

thanks for the opportunity to share our feedback to you about winter update.  I have a few feedbacks:

1: in my listing they divided my room in a living room and bedroom.  So I have to delete living room. Then my bedroom is now named as shared bedroom.  It is not.  I called support but they could change it.

2. pictures.  I have no control on order of pictures.  I want them in order but I lost that in new setting.  Again support is unable to help.  
3: my cohost is my wife and we file taxes as married couple.  Why my wife need to file tax on Airbnb as seperate as I already doing it.  Please resolve thai issue. 
I didn’t try to do any more changes since worries it will damage my listing more.

by the way..... on Guest Favourite, I would suggest an improvement:

 

The fact that on the side of the "guest favourite" is shown the overall rating since the beginning of the listing, is creating a big confusion among host and guest allover the world, due to the fact that is some cases the reading is way below 4.9.  

 

My suggestion is:  put both rating.  The actual "guest favourite"rating (which I believe is considering just the last couple of years, and on the side the overall rating from the beginning. 

 

By doing so you will provide hosts also a way of monitoring their rating in the considered period.

今回質問をさせていただくのは、リスティングの編集での「ハウスマニュアル」と予約設定にある「ハウスルール」についてです。どちらもゲストに周知頂きたい項目ですが、それぞれが別の場所にあるにもかかわらず重複する情報もあるので、できれば一つの項目として統一していただけると有難いです。

ゲストに周知しておきたい大切な情報ですので、そこへのアクセスがしやすくなるとリスティングの質の向上につながると思います。
