The latest updates are here! Airbnb announced new tools to help grow your business today. Earn more with tools that do more, helping you to price smarter, get time back, and attract more bookings.

 

  • Seasonal and last-minute settings: Fine-tuning your pricing and availability can help you attract bookings and earn more. These new settings let you vary prices by season, fill last-minute gaps in your calendar, and consider booking requests beyond your availability window.
  • All-new insights: Hyperlocal pricing and availability insights give you insider data that help you earn more and help your listing stand out. Reviews insights use your guests’ feedback to make practical suggestions about ways to improve based on Airbnb data.
  • Messaging upgrades: New features include auto-replies for common questions and suggested actions based on guests’ messages. Time-sensitive messages will appear at the top of your inbox.

Buongiorno, ho appena letto le novità della Summer release e come piccola propietaria mi sento sempre più " piccola " .

Airbnb adesso farà entrare boutique hotel e hotel che "sembrano " Airbnb.    

L'iniziale spirito è definitivamente morto. 

Inoltre l'assistenza, già carente in alcuni punti , è sostituita da AI .

Meno umanità, più automazione e lusso. 

Che delusione.

Good morning, I've just read the news about the Summer release and as a small host I feel more and more "small."
Airbnb will now be letting in boutique hotels and hotels that "look like" Airbnb.
The original spirit is definitively dead.
On top of that, the support, already lacking in certain areas, is being replaced by AI.
Less humanity, more automation and luxury.
What a disappointment.

I understand your point but boutique and small hotels were always allowed in. Boutique hotels were allowed to join Airbnb before now. The platform quietly began welcoming and recruiting independent hotels, boutique accommodations, and bed and breakfasts as early as 2018 and 2019.

Bots are wonderful in answering simple and repetitive questions such as; do you have A/C, is there a kitchen, do you have a washing machine, where are you located, can I sleep 10 people in your single bedroom apartment .. etc etc. I do not know about you, but some of these questions we get are so out of this world. 

AirBnB Ai support also help direct support quickly and they do assist with many simple requests. But, I agree with you that they cannot help for complex situations and live support should be easily accessible.

i dont wish to further my business. Since airbnb changed the commision and included it in my costs i must take  less bookings as i operate the rent a room scheme uk

You still do have the ability to adjust payment structures. 

 

  • Host-Only Fee: Most hosts pay a flat 15.5% of the booking subtotal. This structure is mandatory for hotels, hosts who use Property Management Software, and listings in certain countries (like Brazil and Mexico). 
  • Split-Fee Model: Some hosts split the fee, paying a standard 3% of the payout themselves while passing a service fee of up to 14.2% on to the guest

Hoping that there will be a way to Turn Off AI Automatic replies — I can see their usefulness for hosts with many  listings but, I do not want AI responses
