When it comes to setting House Rules, you’ll want to strike a balance between protecting your home and ensuring a great stay for guests by setting clear expectations. That’s why Airbnb’s House Rules tool allows hosts to select from a list of standard rules, as well as write their own, and requires guests to acknowledge and agree to the House Rules before booking.
“Rules are just another way you can really see a host’s true personality shine through,” Superhost Kelly, of Austin, Texas, U.S.A. said. “I would never rent from a host who had no rules. And if guests are able to see from a list of rules that they wouldn’t enjoy that host or that property, then that is a good thing to learn.”
Almost nine out of 10 hosts have selected from Airbnb’s basic rules, which touch on issues such as smoking, parties, pets, and kids*. However, hosts who write custom House Rules book more stays than hosts who don’t, according to Airbnb’s internal research. This may be because those hosts set clear expectations, and their guests have a better idea of what kind of stay they’re in store for.
By writing clear rules in your listing, guests can view them before they book, during their stay, and even after checking out. House rules are also sent directly to them once a reservation is confirmed, so you don’t have to rewrite or resend emails to every guest. Setting rules can help you save time and help prevent miscommunication.

Creating House Rules helps Airbnb CX mediate a disagreement; however, Airbnb CX cannot enforce House Rules. If a host asks a guest to leave because of a House Rules violation, the guest will be refunded for the nights not spent and Airbnb CX can help facilitate that. If a guest refuses to leave, then the case will be escalated and be handled on a case-by-case basis.

this because I have refused to refund after her and 2 guests showed up late on a Friday , reeking of marijuana, used my shower, toilet, all while waiting for Airbnb support.
I have a 2 guest maximum in my rules, no parties, and no alcohol or drugs. I no longer allow instant booking. Today I file a police report. Her prior guest review merely stated, “not a good fit “.
We get this all the time despite several times stating that this is our home- we live here !

TOILET RULES
1. if you lift it.......put it down
2. if it runs out....replace it
3. if you miss.....clean it up
4. if you've finished....flush it
5. if it smells....spray it
guests ge a good laugh and guess what less cleaning for me lol
This is a shock to me too. Looking at the service fees both the host and the guest pay, looks like AirBnB make more money out of the guests than the hosts, so maybe that is why they would support the guest over the host?

We live in the Hamptons and have a very short rental season basically memorial day to Labor Day. I had a guest a few hours late so I called her and she clearly sounded drunk on the phone giggling and laughing saying she was on the way. I waited another few hours she never showed up . The next thing I knew Airbnb called me telling me that she called them and told them that she didn’t think my house existed and Airbnb upgraded her, found her another place to stay and fined me $100! Not only did I lose the rental income on a major summer weekend but I was also fined so it cost me over $500 and I had an empty room. My husband and I are retired and depend on this income. I believe that Airbnb should have been on my side in this situation. Obviously our house exists Proof of which was on their website in all of our stellar reviews i’m happy guests. This policy of siding with the tenants is crazy because the hosts are taking all of the risks. Airbnb you really must deal with this and change your policies. This was clearly the case of a crazy drunk girl not showing up, how could you side with her when you can see on my listings I am an excellent host. Thank you in advance for reviewing your policy in favor of the hosts

So happy to say we've never experienced such guests!
What is the point of having rules if they cannot be enforced with AT LEAST sour cancellation policy? A guest who refuses to obey the rules should be viewed as a guest who has chosen to cancel their stay.

It is not fair that a guest gets refunded when they get kicked out for breaking the rules. When they smoke inside even though the house rule states NO SMOKING, it is very dificult to remove the bad smell. Everything gets impregnated, the curtains, the sofa, the mattres, and we the hosts have to spend extra money to get rid of the cigarrette smell so the new guests don't cancel on us because they requested a non smoking place and they come to find one where the previous guests have smoked in. This should be reviewed by AIRBNB and changed to provide a more fair solution for the hosts.
people do not read the rules of the accommodations and then there are problems between the guests and the host.
