I have had a super host for 5 years with around 95% booking rating compared to similar in my area, which is around 47-55%
Until now, I have had only 2-3 non-booked days per month on an ongoing basis.
But suddenly, I have had no bookings for January or the upcoming six months, which is a worry.
I have reduced prices, updated the listing, etc., but I am unsure what else to do.
I tried to get help/feedback from the Airbnb support team, but that was not helpful. They are just sending prewritten generic replies that don't look into my question.
Has anyone else had the same issue with suddenly having no bookings compared to what they had until the recent change in algorithms that happened last year?
I’d appreciate any insights you might have about my listing, photography, or pricing. Haven't had that problem, but took a look at your pics.
Have you changed your pics over the past few weeks/months?
In looking at the pics from your screenshot, I'm:
-not sure what the "32m2" means in the title
-should be bedroom, not "bed room" in title. (If you put them together, you can add the '/' for w/ later on in title
-can't see out the window in the biggest pic (though that may be preferred due to what looks like a building, in a different pic, right next door)
-seeing the same pic 2x (plate setting w/ art on shelves)
-place settings look good, but detail is missing if you really want to show that pic (can't see the silverware - have a different color mat to use by any chance?)
-not a fan of the stack of chairs by the bed
-Is there artwork on top of the radiator?
By all means, pay no attention to my thoughts! Figured I'd share them in hopes that they help!

Many thanks for the feedback - It's always good to hear feedback from others.
The pictures have been at the same place for 2 years. They have always been fully booked. People booking have always said they liked and were attracted to the style, but I will update again. I agree with the feedback on styling and the stacked chairs, as they are not there any more. New pics will be syled and done after next guest.
Yest the window goes to a yard w building in central London.
32 M2 is the square footage in metrics, so we might write Large as it was before and can add square footage and feet in the ad's text.

I haven't experienced no bookings in the year that I've been doing this, but I pay close attention to the number of times my property shows up on the first page of search results - typically 4,000-8,000 times per month, but I noticed when my place was fully booked, I wasn't spending much time on the AirBNB site and my views went down significantly (had 1,155 one month and 147 during another month).
Not sure if that's something you track, but if not, that might help you get your listing in front of more people! (Spend time on the AirBNB site - hoping doing this is helping to that end, for both of us!)

I didn't sign in to Dropbox but I did look at what was available.
1) The Title - It is not the type that would grab Guests attention. What about your place is unique compared to other listings? Do you have a sought after amenity or is your rental near a place people want to go to? The info about the size of the beds are already in the listing so the title can be used to portray info that will get Guests to want to click on your Listing. ( e.g. "Hot Tub & Sauna / Near Stadium" "Ocean View /5 Mins to Beach")

Note - you can put information about the size in the second part of your listing
2) I was not able to see your pictures in a big size. Your color combination is nice!
Try to keep the rental neutral as possible from religious or ideological items as it may be off putting to some Guests.
The Bed - have the pillows propped up against the Headboard and Fluffed out. They look more inviting that way.
What are your reviews like? They also play a big part. Are there any issues that Guests bring up? If so, you also need to work on that and respond to reviews that they have been fixed.

Maybe the additional photos are not very related to your apartment, I suggest showing your surroundings and exteriors is more transparent with guests.
BTW, sometimes a drop is not because of your listing, there are many factors that count also.

Your room is lovely and it looks so clean. I have to agree with Donna. Your bed pictures with the pillows probably need updating along with more recent pictures of the apartment without the chairs as it feels a little cluttered.
I would definitely remove the statues and keep the apartment neutral in terms of religious items. This Christmas I had two groups of families staying at my property and I had Christmas items/decorations in a cupboard. I advised both families they were welcome to use them if they liked.
I think you could sell your apartment more in your description in terms of location as it sounds like that is one of it's best features.
I would probably describe it as 32 square meters in size so that message is clearer.

Hi Dan, I'm sorry you are experiencing these kind of issues, theres a lot of newer Airbnbs and as hosts we need to constantly be updating our profile to meet guest expectations and stand out.
Your space is lovely and the great reviews are a plus. I will make some suggestions not to criticize but to give constructive criticism.
You have beautiful natural lighting, use it to your advantage when taking photos.
Remove any clutter like the stacked up chairs
Remove all religious statues or images, some guests find that offensive or inappropriate, best to keep space neutral
Though well intended perhaps remove a few of the decor items on the shelves to provide a more clean and open ambiance in addition to extra shelf space for guest
Bed could use fluffier decor pillows and throws to provide that "welcome hotel vibe"
Something I'm looking into now is posting a QR code to redirect them to a virtual tour of the space, maybe you'd be interested in that
Change your title, its described as a bedroom and then a flat with private kitchentte and private bathroom. Seems more like it should be titled as a flat than a bedroom. A bedroom is more looked at as several sharng spaces which in your case is only the entrance. Use any positive to your advantage and eliminate anything negative about your listing for example "You will need to wash the dishes in the bathroom sink, which is unfortunately not very big." instead of saying its unfortuante simply state that it the dishes are to be washed in the bathroom sink. If it becomes an issue then you might want to consider sharing your kitchen or providing plastic cups and dishes

I looked at your listing - it looks great to me, but I'm not sure how advice or suggestions from other hosts that are not in your exact vicinity can help you. Every area has it's own plus's, negatives and draws. In our area in the desert of Ariz for instance, the "off time" is in the summer and it is expected to go dead with no bookings due to the intense heat here. The thing that stood out to me in your inquiry is that this "no bookings" for 6 months is new to you and your listing. I would think this is an algorithym issue and suggest you keep trying to get an answer in that regard.

All of the previous suggestions are insightful! I have one to share that I incorporated on my AirBnB listing in Wisconsin (USA). For one of my first five photos, I used an image of my rental from the outside of the home and added a comment box with 5 stars and the wording summary of some recent reviews. It’s something that potential renters will see immediately instead of clicking down on the listing to find reviews. I’ve had some increased views on my listing and also a few additional bookings. Not sure if this strategy will help your listing but it can’t hurt to try. Best of luck to you always!😁

Just wanted to let you know that I am experiencing the same exact thing in my main rental which is almost always booked! I wasn't sure who to contact to inquire about it and I am out of town so I was going to reach out to Airbnb when I return home. Sounds like that didn't help you though. I actually went in and changed my minimum night stay for January - April to see if that makes a difference.
My properties are listed on both Airbnb and VRBO and I always have more Airbnb bookings until the past few months. Now I receive way less on Airbnb so I am starting to think there is something wrong with my listing as well.

We have been booked every weekend and more since we started the first of May but then January-April-nothing. I implemented smart pricing and gave a 30% discount for 28 days. Boom! I got a full month listing and a week in March. Less money but less per night for an entire month or week is still profitable. We are so new that I don't know when our low seasons are yet. According to Smart Pricing-this is it for our area. The Buddha would put me off But the rest of your place is lovely. Good luck.
