Airbnb charges

Hi, 

I hope the question is correctly placed here. I would like to ask how Airbnb charges the fee(s) to our booking. Is it based on % from our proposed price/night, or do they have specific system?

Yes, it's a percentage of the total price charged.

 

The default setting is the split fee. Under the split fee Airbnb charges a service fee to the guest and to the host. The guest's part of the fee is usually less than 14.2% and is added to the price that the guest pays. In addition, Airbnb also deducts a 3% service charge from the host payout. Note that the total deduction can be higher than 3% if you host in a region where VAT is added to the Airbnb service fee.

 

Alternatively, you could select the "host only" fee option. Below is more detail about both options:

Also note that reduced service fees may apply when guests stay 28 nights or more.

Yes, fees are based on a percentage. Most hosts use the split fee system — around 3% is taken from your payout, and guests pay a separate service fee (usually under 14.2%).

You can also switch to the host-only fee model, where you cover the full fee yourself.

Airbnb charges fees in two main ways, depending on the type of host account. 

Split-Fee Structure (Most Common for Individual Hosts).


Host Fee: Airbnb takes 3% from your nightly rate + cleaning fee (but not guest fees or taxes).

 

Guest Fee: Airbnb charges guests a service fee of around 14–16% on top of your listing price.

 

Host-Only Fee (Used by Some Hotels or Professional Hosts)

 

Airbnb charges the host 14–16%, but guests see your full price without extra fees.
