Airbnb has once again decided to make it more difficult to search for a place to stay with their new features.
And my listing is nowhere to be found. Anywhere. Anyone else experiencing issues?
@Suzanne302 I think there is a glitch happening right now (go figure.) At least on my end, when I search an area who no dates, the search parameters are defaulting to "Any week." I can't remove this default. So it is only pulling listings that are available for a week at a time. Since you have a 4-night maximum your listing isn't populating. Don't panic yet.
Yes, the any WEEK controls everything. I offer my 2 guesthouses as monthly only and when I search my city for it what comes up is a random week that is vacant but does not present my calendar as truthful available dates. Just no sense to this programing. It does not show what is available on a truthful calendar you can scroll to. How does that improve business. I expect a total crash in my bookings soon as my monthlys vacate in July.

This function is only in the "I'm Flexible" search so people searching any other way will still be exposed to your wonderful listing.

@Stephanie It appears you truly do not get it. I'm Flexible searches for spots of 28 days randomly on calendars in the area of the search. 28 days is not related to monthly rentals. It is still collecting taxes like one night in a hotel, which is not what a longer term stay is all about. It is not what short term stays are all about. It is totally *bleep*. And again it does not present the listings actual calendar to view easily to SEE with your eyes what is available and book the dates you want.
@Stephanie Forgot to add a critical piece of information about the 28 days is a month bs. ABB booking fee is 14.6% for short terms/nightlys. When a reservation hits 31 nights the rate drops to 10.4%. That rate is roughly equivalent to the 10% property management charges for rental properties. This makes renting an ABB for a few months or more competitive in that marketplace PLUS the guest gets to set their own Term start to finish and enjoy all the perks of an ABB property. The I'm Flexible platform tricks the user into thinking they are being shown genuine monthly rentals when they see the word ( Month ) but they are being charged for the full compliment of hotel nightly lodging taxes and 14.6% ABB booking fee.
My " work around " is minimum stay 31 days, no instant book, maximum stay 180 days, no cleaning fees, 3 ID verifieds. This has worked very well until ABB removed Monthly Stays search filter with that Winter 2021 Release and now this Summer Release presents new challenges to finding my listings.
This is not a glitch- it is by design and intention that ABB is no longer interested in the business of nightly rentals worldwide.
@Emilia42 Thank you! Yeah, I completely panicked because I often search without dates. I felt a little better after putting in dates and finding my listing, but was still disappointed it had disappeared without dates.
I didn't even think about the fact that it says "any week" so your explanation makes perfect sense. Hopefully they will change this because I have no plans to expand my maximum stay!
I couldn't find mine in categories, but it's the first on the list when I search by city.
@Sammy-L-0 Yah, the reason it comes up first in your search is because you are searching for it and it knows it is you looking for it. No relevance to the public trying to find it.

@Sammy-L-0 Yes , me too. My Guesthouse does not appear in the huge list of types of properties, also Cottage is gone and Private Room. You can discover the private room by accident only if you ignore all the prompts about dates and places , click on those words and then input what you want for place and dates and see a spot to click for private room and then the price thing which is tricky to get to come up at all.

It also appears when you search "any week" (which is the default), if you don't have a full week available within your booking window, you won't appear either. So, for guests like me who like to see what's out there and can adjust my dates, I won't be able to see all available listings.
For hosts, if you don't have a full week available, you won't show up either.
This new rollout is not guest-friendly or host-friendly.
Seriously, BIG FAIL. I have been looking at places in the mountains of my state. I am flexible anytime in September or October. Yet, my only options to search are Weekend, Week, Month, or, specific dates. I am looking to stay 4-5 nights and am willing to adjust my dates based on what's available that I like.
They have removed the option to simply look for everything that's out there and that is going to result in reduced bookings. I'm now abandoning my search because it's not worth it, and just going to book a VRBO or a hotel. This is so disappointing.
As a host, I guess I'll simply be dependent on those who have specific dates to find my listing from here on out.
