Changing property managers

Hello and Happy New Year!  

 

I would love your help!  🙏🏻

 

We have two properties listed on Airbnb.  Logged Out and Once Upon a Time.   We’ve decided to try a new property management company, so the host will change and the new property management will take over.

 

We aren’t changing the name of the properties but we will provide updated pictures.

 

We have Guest Favorite status already and we know we can earn it again, but it would be super helpful not to lose that or the great reviews due to changing property management companies.

 

Can you please let us know how we can retain our reviews and Guest Favorite status if we have a new listing (same name but different property manager).

@Andrew3693 What you should do with the new manager is make you the host and any property manager the co-host. The dodgier ones won't like it but it allows you to change management company without losing all your reviews etc. 

I don't believe there is anything you can do re the existing manager to keep the reviews I am afraid.

Unfortunately some unscrupulous property managers like the one you are working with put your listing under their name rather than yours @Andrew3693 as you can see this gives you huge problems if you decide not to work with them any longer. And you have no access to financials or booking information.

 

Your new property manager should be advising you on how to make a smooth transfer. 

 

Because your current listing is set up under your current  property management company you can't transfer the bookings and will be fined for each booking you cancel. Check your contract with them re your notice period. And what to do about current bookings.

what you should do now is set up a new listing in your name and add the new property manager as a cohost . 

you will have to block out any dates booked under the old management company.

 

im a cohost and that's how I work with my clients ie be added as a cohost  - if your new property manager is unwilling to do this find another manager .
