Iam sorry to hear you have not had any bookings.

My honest observation-

1. Your house looks too busy 

2. Get a housekeeper who understands on how to spread beds neatly 

3. Declutter some items or store some on the cabinets.

4. Improve on the quality of photos.

5. Keep checking your prices and adjust accordingly. Over promotions to attract more viewers. Lastly, compare prices from other hosts nearby to stay competitive.

keep in mind to manage your calendar. Hope you get booked soon.

Great thoughts Naomi. You came at it from a different angle than some of my ideas, and I agree with yours completely!

Hi Tia, first off great job for getting your listing up and running. That is certainly a lot of work so you are already through a big part of the process!

 

Even though you are only listing a room as opposed to an entire property,  I still think you need to add a little bit more emotional and draw for your potential guests. Your bullet points are great, but they're pretty much "just the facts." You need to add a little excitement about the room. Is the bed comfy? Say so. Do you have a plentiful supply of hot water for the shower? Reference that. Is your internet fast? Let people know they can get some online work done or stream as much as they want without glitching.

 

Next, go with your strengths. Your walls are not your strength. They're patchy and spotted looking in several photos. I understand you're not wanting to use professional photos for a small space but if that's the case, then don't accentuate them too much. Also, get as many lights on as possible for your photos. Ultimately, $40 of paint and 6 hours of your time might be well worth it. Then you could have fun and mix in an accent wall for an extra $40 bucks.

 

But as to your strengths, your bathroom and shower look very nice as is your stepping stone garden path. Accentuate them with an extra photo. Well it's cool that you're on some water, the back ground of that photo is not appealing nor actually is the metal fence with weeds at the base. If you can't clean it up and crop out a little bit of the background while still being honest as to the surrounding environment, exclude it.

 

All In all, you could use a few more photos regardless. I like what you did with the soft foreground focus on your one of the chair. Maybe one of those for the bathroom and garden also.

 

Finally, I do not know enough about your market to speak as to your price, but obviously with a non-luxury, middle of the road room, you're going to have to be very price competitive. Better to have some occupancy at modest rates than none at all, particularly while you're trying to build your reviews.

Hi Tia,

 

Had a look at your listing pics - your place is brilliant and full of possibilities.

 

So, I faced the same dilemma with my listing when I started - clutter! 

 

Bear this in mind:  when a guest arrives, they want ease of movement and comfort. Imagine YOU are the guest.

 

If you can spare a whole weekend, my recommendation would be, in this order:

 

1. Remove all the chairs and tables from the bedroom.

2. Check that all utilities are working in top condition.

3. Clean top to bottom, floors, wall scuffs, etc.

4. Decide what the room is to enable placement of furniture - looks like a small bedroom, keep it minimal.

5. I highly recommend that there be no squeezing past anything or possibility of bumping into stuff when guest is walking through the room.  

6.  A large suitcase must be able to be wheeled in, without the risk of bumping into furniture!

7.  Doorway must be clear for access and exit at all times.

8. Necessities for bedroom are the bed, storage, and a place to drop clothes (one chair or bench)

9. Colour scheme: keep it neutral.  Decide on a colour and work with it.

10. NO small rugs - slip hazard!

11.  Guests don't need a number of storage areas - just one option will do.  Remove excess furniture items (maybe relocate these items or donate??)

12.  A clue that your room is decluttered sufficiently is this:  there should be enough space in the middle or side of the bedroom that a guest could roll out an exercise mat if they needed to.

Hi Tia,

 

Congratulations on your listing!

I've read the suggestions proposed and they are all very good.

I will add a few more.

 

1. Change out the bedsheets, bedspread and pillows to crisp white, luxurious -- guests are looking for a place to rest and sleep comfortably after a long day. Change the curtain to long white and that also  covers the window. Hanging curtains closer to the ceiling gives the illusion of a larger room. Yoou will need tie backs to not cover the AC when in use.

 

2. Ensure mattress is high quality-- don't skimp on this-- for the reasons cited above. 

Highlight 1 and 2 in your description--  ask ChatGpt to write a description.

 

3. Paint the walls a sharp, clean white, but consider an accent wall-- ocean blue, behind the bed, and a large framed art work above the bed frame, for example.

 

4. Consider swapping the large refrigerator, for a dorm-size fridge. 

 

Is the TV and workspace off to the side? I can't really tell. Consider moving the TV to the wall at the foot of the bed, for better viewing in bed, or while eating.

 

5. Consider a nice desk lamp and clearing off the work space, including the computer-- most people bring their own lap top or ipad with them. A nice plant - "mother-in-law" plant is great to clear the air.

 

6. Consider removing the rolling office chair and simply using the gray upholstered chair at the desk.

 

Regarding the bathroom, again, paint it white. Replace the shower curtain and towels to white ones.
