Have recently inherited a very luxury property that has previously been let as a holiday home.
What advise does anyone have in getting started? Have read a few negative stories regarding payments not being paid and AirBnB not being any help with damages etc.
Also any UK based hosts that have had to register for VAT because of going over the threshold as this property will certainly do that.
thanks in advance.
If it’s a high-end property (and you’re just cutting your teeth) I’d suggest looking for a Superhost in your area that would be happy to co-host with you and to hold your hand through the initial stages.
Don’t worry about VAT registration at this early stage, find yourself a co-host, get some great photographs and build a fab listing.
You can have a discussion with a Tax Accountant when your listing is up and running, doing well and heading towards the Earnings threshold.
@Gareth232 How was this property offered as a holiday let prior to your inheriting it? If through an agency, perhaps you should stay with them until you have a good idea as to what guests you get and how comfortable you are with the letting business. Then I would try AirBnB.
I'd second Lorna's advice. Airbnb is not the only place to list. If you want constant stress do list with them, but otherwise stick with an agency. There are lots to choose from. Direct bookings give you control. ABB takes control away from you.
Just do a search for holiday let agencies.
