Listing a timeshare that's reserved for 1 week, unable to split a reservation. Any recommendations if it's better to require the full week rental for the set dates but at a lower daily rate, or do a higher daily rate, with a discount for a full-week, and then maybe require a 4 or 5-day minimum?
The resort allows rentals, and also allows partial-week bookings (can’t split weekends), and would do the cleaning themselves between rentals, but if I open the availability on AirBNB there’s no guarantee the desired/booked week would be available. Wouldn’t be able to allow automatic booking and it feels like a risk/hassle to try and book the resort after the fact. With it reserved for the set week, can’t do multiple check-ins or allow 3rd party cleaners in mid-week.
You would block your calendar except for the weeks the timeshare is available.
You can restrict check-in/checkout days on the calendar as well.
A big issue with listing a timeshare on Airbnb is lack of availability (you are only offering very specific dates once a year). Unless the guest searching puts in the exact specific dates, your listing won't even appear in search results. If the guest doesn't enter any dates, the search results default to "Any Week". According to Airbnb that is 5 days - (not 7 days - go figure). You would probably have a better chance of making the timeshare available for a min stay of 5 days to capture some of those "any week" searchers. Set your min stay to 5days and maximum to 7.
Also, many timeshares specifically prohibit listing on platforms like Airbnb. Timeshare owners are finding it difficult to verify their location Airbnb when they live elsewhere (Airbnb requires photos be taken from inside the unit). If you don't have access to inside the unit unless during your assigned week, that is an problem.
I would also spread out your net a bit and if you are not using other platforms (Vrbo) and would list there as well.
Looks like you have 2 listings for the same property, but they both have 5night min?
I set it up as two units because one reservation is for a Creekside villa (premium) and the other is not. The Creekside villas are also newly renovated, so slightly different furniture, furnishings, and master bath jetted tub. Plenty of pictures I think, in and out, for both versions, from the resort itself and other owners (owner community).
I did some initial research, and set it up with the 5-day minimum to help it return if within that week or a flexible date search. I did some testing, as you indicated, default ‘any week’ shows as the 5-day. IIRC, doing a flexible 1-week search it shows as the 7-day with the weekly discount applied. It sounds like this is probably the best option for what it is.
