We are into our second year as (proudly) Superhosts from the very start offering private rooms. We are now receiving first time families for our entire cottage (chalet as we call it here in Quebec, Canada). We feel it is needed a sort of Rules and Operations guidebook about how-to's like: how to operate microwave many options. how to the dishwasher options, how-to and which outdoor lights to keep on overnight (or not) (energy waste and costs!), how-to laundry appliances, etc etc
Should we just write a small guidebook (online? paper available at a countertop?) what's your experience on that without 'offending' the family with too many do-this., do-that? after all we must make sure (one way or another) our cherished cottage is well cared for by guests. @Rose-And-Luiz0 My guests get a PDF Welcome Package that includes the information about the use of the amenities, like the hot tub, firepit and fireplace stove.
On the credenza we leave a manual with the operation guides for the cable television, stove, washer and dryer and other appliances. We include suggestions for restaurants that we have enjoyed, hiking and driving tours of the sites and waterfalls in the area, etc.
Most of our guests do not use links on the AirBnB website -- they book it and forget it, seldom even responding to our messages on the platform. We sometimes get a note in our guest book telling us that they appreciated the house manual, and that they enjoyed such and such restaurant or tour.
I've a House Manual as part of my listing. I always ask prior to arrival if the guest has any questions about it or the House Rules. The House Manual is a detailed How To for our complicated house. There's a copy in the spaces too, in a well-labeled binder. We understand that most guests don't read what we've taken time to create. Fortunately we are home-share hosts so our issues are minimal.
@Rose-And-Luiz0 I created all my guidebooks on Touchstay.
They are digital and you can send a link to the guest via email, text as well as on platform. They can also be updated in real time as well as printed out.
The guests that actually use and read the guide love them. Unfortunately, only a very small percentage of guests actually even open it despite sending to them 3 different times as well as the day of arrival. I would venture to guess that a printed one on the coffee table would get even less eyeballs on it. It's a sad truth that guests just don't ready anything.

i clearly state in my initial rules that I have a silver glitter binder with dividers
1) my further house rules ( I do not publish all of them on my AirBnB site
2) The next section is either copies of operational appliances or I typed them out
3) Check out rules
i have in black marker. HOUSE RULES PLEASE READ & set it up right in front of the main TV so they can’t say they didn’t see it. My reviews have been beyond excellent with most appreciating the binder.
I also label all light switches & what they are used for. Highly appreciated by guests.
