Considering buying a home to live in for a bit while I look for a permanent home, then turn 1st home into STR

I'm considering buying a home to live in for about months while I look for a permanent home that better fits our needs, but gives me time to find the right thing. Then turning the first home into short term rental in the Charleston, SC area.

 

The temp house I am looking at has a salt-water pool. I want to require a signed pool waiver to protect me if I turn it into a short term rental later. I have heard that AirBnB does not require renters to sign anything. So, if they refuse to sign my pool waiver at check-in, then I'm out of luck and liable if anything happens. 

 

I'm wondering if owners are allowed to state that rental reservations are subject to approval, and to get approval they must sign and submit the waiver before I approve their reservation. 

 

Does anyone have a source for a good pool waiver?

You can set your listing that  every reservation requires Host approval.  Then you can talk to the Guest prior to approval.  Since you will want to mention for every reservation you can set up a quick message that gives a set message to every guest you send prior to approval.  One thing I would suggest is get the waiver signed before check in saves if there is any argument you can handle early.
