So here is an issue I am having currently: due to seasonality my two-story, 3BR 2.5BA house really only attracts 1-2 guests per night during the winter and that's ONLY when I reduce the price significantly. I was doing half the cleaning myself to save money but it's unsustainable. If I were to hire my full staff for each cleaning during these winter promotional bookings (at their normal rate) I would lose money each night.
Here's what I was thinking: I want to create a promotion where a maximum of 4 guests can stay in the largest bedroom (1 king size bed and one twin day bed and a rolling bed + sofa bed downstairs in the living room). I would lock the smaller 2 bedrooms and the other full bath. So in essence, the whole house would still be accessible (kitchen, living room, backyard, etc.), but only the master bedroom, en suite bathroom, and half bath would be available.
Can I do this, within the terms of the agreements for Airbnb Hosts, or should I just make another listing for 1BR 1.5BA? I would be transparent with the rules of the promotional nights, of course.
Any ideas or constructive criticisms would be much appreciated.
