My name is Tailor, I’m 24 and based in Huddersfield, UK.
I started my Airbnb journey in May 2025, and this is actually my first time posting, so please bear with me, I’m a little shy!
The reason for this post is that I’d really appreciate some honest feedback from the community about my studio. So far, I’ve managed to achieve over 80% occupancy for both June and July, which I’m really happy about. However, I’m a bit unsure about my pricing, whether I’m charging too much or too little.
When I first launched, I set my nightly rate at £39 and no cleaning fee, with Airbnb adding their service fees on top.
For August, I made some adjustments with pricing and added a £10 cleaning fee and still managed to secure 4 pre bookings, but I’m still trying to figure out what the ideal price point is for my space.

You've got off to a great start Tailor and your guests love your large studio but I there are a few things that you can do to make it even better so here goes:

You'll also see tips on how to photograph your listing and much more too.
As far as pricing goes, make a search in guest mode and check your competitors - create a wish list and compare your prices at different times of the year to make sure you're competitive year round.

Have you looked at what others are charging for similar properties in your area to help understand whether your pricing is in line @Tailor5 ?

This is one of my main competitors at the moment and i have no idea why she is charging such cheap rates, looking at her calendar she is already booked 15 out of 30 days.
Last month june, majority of my july was pre booked dates however because iv changed my price, iv not had many bookings, well 6 nights are booked. iv been told i was pricing it cheap but now totally lost with pricing.
