Critique My Listing

Hi Airbnb Community,

 

My name is Tailor, I’m 24 and based in Huddersfield, UK.

 

I started my Airbnb journey in May 2025, and this is actually my first time posting, so please bear with me, I’m a little shy!

 

The reason for this post is that I’d really appreciate some honest feedback from the community about my studio. So far, I’ve managed to achieve over 80% occupancy for both June and July, which I’m really happy about. However, I’m a bit unsure about my pricing, whether I’m charging too much or too little.

 

When I first launched, I set my nightly rate at £39 and no cleaning fee, with Airbnb adding their service fees on top.

 

For August, I made some adjustments with pricing and added a £10 cleaning fee and still managed to secure 4 pre bookings, but I’m still trying to figure out what the ideal price point is for my space.

You've got off to a great start Tailor and your guests love your large studio but I there are a few things that you can do to make it even better so here goes:

 

  1. The pictures seem to be taken in portrait mode rather than in landscape mode.  Zoom out more so that guests can see the bedroom better.  Most people use their phones apparently so if your pics are small on my computer, they're even smaller on a phone
  2. All the lights are on in the pictures which gives the impression that the studio is dark so try and pick a sunny day (yeah I know we're in England but it's summer time so you have a better chance😅)
  3. Main list of amenities - go back into your listing and go through the list again - your studio says that there is no hot water and many other things too like essentials - Do you provide bed linen and towels??
  4. For the bedroom (without a door) you need to go into this room and below the photograph, if you add the size of the bed, a new section will appear for guests "where you will sleep" and the size of the bed will be immediately visible to guests
  5. Talking of bedroom, I can't see a bedside lamp and I would love to see a picture of the bed face on  and this may be my girly touch but two nice cushions would liven up the bed.
  6. Remove the swiffer and slippers we can see in one picture
  7. You describe your kitchen as a full kitchen but there is no washing machine and again need a closer up photo to see what is provided.  I may be wrong but it seems more like a kitchenette rather than a full kitchen in view of its size
  8. Back to amenities - go into each and every room/space and tick the list of amenities provided so that guests can see what is included in the kitchen for exemple
  9. You mention a work space in your title - no picture of that I think?
  10. No picture of the TV that I can remember and is there a sofa?
  11. There is a picture of a glass door that looks like you may have a balcony?  If so, take a picture of that and put a table/chairs if it's possible.
  12. Some photos are duplicated in the Photo Tour 
  13. Let guests know how far by foot/car in minutes are the restaurants/supermarket
  14. Include a google map to show guests the distance to the Peak District and pinpoint any other things of interest in the area
  15. There are more sub sections to describe your place now that you have listed so again you need to go back into host mode to see these new additions that weren't initially available when you first created your listing. As far as pricing goes, make a search in guest mode and check your competitors - create a wish list and compare your prices at different times of the year to make sure you're competitive year round.

 

How to add pictures in a post?  Click on the camera icon to upload photos/screen shots that you see in the bar when you create a post.

Have you looked at what others are charging for similar properties in your area to help understand whether your pricing is in line @Tailor5 ? 

 

Definitely charge for cleaning 

 

your rates sound low to me but I'm in West of England.

This is one of my main competitors at the moment and i have no idea why she is charging such cheap rates, looking at her calendar she is already booked 15 out of 30 days.

 

Last month june, majority of my july was pre booked dates however because iv changed my price, iv not had many bookings, well 6 nights are booked. iv been told i was pricing it cheap but now totally lost with pricing.
