Hi, what a great community, so grateful for the advice and support. Browsed thru several critiques and very excited to get valuable perspectives to help make this better.
Couple weeks, zero bookings so far. I know this is the slow season for WPB but I'm sure there are a thousand different ways to make this one better.
I'm currently mounting a TV and waiting for the dining set to arrive so I can add those to the listing. What else??

The questions I would have as a guest looking at your listing would be- where do we eat? Don’t see a table. And is there any outdoor living area?
My personal option as a host is that 6 people is too many for your listing. Many people start out thinking to cram as many people in as possible but it is too much wear and tear, can attract the wrong people, and sofa beds are not usually very comfortable. 6 people need more than one bathroom.
Your photos could benefit from some colour, particularly the kitchen. One or 2 bright coloured bowls, or the breakfast bar (are there stools?) set up with placemats and dishes.
Do you have security cameras? It seems to be checked but no info on it, make sure if you have them that you say where they are so you comply with the rules.

Thx, good suggestions. How much description reading do guests commonly do? I'm more of a skimmer but maybe I'm in the minority.
Your listing is incredibly intriguing & unique so more detail is definitely warranted. Maybe I'm naive but I figured it would be less than helpful to redundantly mention what is already listed in amenities and what can be seen in pics. Am I way off base?
@Jacob805 I'm going to echo several of the things already suggested here.
Don't cram 6 guests into this space. It doesn't look like it will support 6 comfortably, and they won't have a great experience. Also, more wear and tear.
Definitely add more to your description, and also use the captions for all photos. How well equipped is your kitchen? Nobody knows. The kitchen just looks bare.
You need more color in the place and art or something on the walls. Put some throw rugs on those tile floors, particularly in the second bedroom with the twin beds.
To answer your question as to how much reading guests do? Generally, not much. The description is CYA. The more you put out there, the less they have to complain about. Explain how the house flows, so they know where the bathroom is relative to the bedrooms. Is it possible they'll hear noise from the adjoining unit? Mention that. Mention everything, both the good and the potential for not-so-good, like noise. Again, this is mostly for self-protection. Yes-it's redundant to the listed amenities, but do it.

You & everyone are definitely right 6 w/ 1 bathroom is a problem, but what should I do? When we found a great couch, it was a pullout, so it's in there. Should I just say it sleeps 4?
What's the rationalization? Listing appears in both 4-guest and 6-guest searches and is competitively price-optimized in both cases.
Guests self-select to a non-trivial extent, I'm certain. I see no substantial downside.
@Jacob805 People paying for 6 expect the space appropriate for 6. This means 3 bedrooms. If you look at our 3 bedroom listing the sofa in one bedroom is actually a pull out sofa bed but we don't advertise it at all. When a pop group wanted 2 of the group to share this room they were very grateful when we offered this as a bed but generally it is just a sofa

@Jacob805 yes- stick with 4. The couch is helpful if you have un-coupled people staying. My capacity is 4 but I have a queen, double, and queen sofa bed.

The best way to drive bookings is to design your listing with your target guests firmly in mind and to invest in marketing your STR business through all relevant channels ie taking direct bookings, using other OTAs, setting up third party marketing partnerships with other relevant organisations
