Hi everyone,
I’m a brand new host, just about more than 1 month in and I’m hoping to get some honest feedback on my Airbnb listing. I know there’s always room to improve, so I’d really appreciate any critiques you may have, whether it’s about the photos, title, description, pricing, amenities, or anything else that could help me attract more bookings and offer a better experience for guests.

Hello @Ariel1705 Looks like you are already doing great: 5 star reviews, very generous and positive feedback, great pictures. I would come as a guest. I do see a 4.6 score for 'location' which is something you can't do anything about, and, quite frankly is probably not far. But folks come with expectations. I once got marked down for location cos we live close to an airport. In my city Accra this is a good thing (given that the airport is in the city AND we live in a pretty popular neighbourhood). Once I updated the description to not only say, 'We live close to the airport (yay)' but added 'you WILL hear planes take off and land but it's over before you can say 'Akosua' that seemed to end it. Are there some specific comments about the location folks are unhappy about? Can you be more upfront about them and turn them into a positive? Hope this helps and all the best.

Thank you @Josephine-Akosua0 , your feedback means a great deal to me. My location is about 35 mins from the national park so I think it's the reason why. I will be more diligent in keeping guests informed.

@Ariel1705 Your listing is lovely! It's clean, spacious and well decorated so you have all that going for you. The only thing I can see is your location (which I also saw in a reply to your request) - which includes train tracks and a train (at least in your listing picture). My listing is near a train, though not directly behind it, so we can hear trains several times a day and during the night as well. For me, the sound lulls me to sleep. If you're not used to it, trains can be disruptive to sleep. Ironically, I've never had a guest list it as an issue. With your listing, for me it's more unsightly than anything. Can you put up a wooden fence row or maybe some lattice with jasmine or something similar to block out the visual train?
Also, I would play up the closeness of the national park, not that it's 35 miles away, e.g., "only 35 minutes from ________ National Park" and mention points of interest in between.
